Description
Plaitford is a small historic village first attested in the Domesday Book and situated on the Hampshire/Wiltshire border approximately six miles from Romsey and 13 miles from Salisbury. Plaitford Common, owned by the National Trust, is just a few yards from the property and nearby is access onto Canada Common on the northern edge of the New Forest National Park. The neighbouring village of West Wellow offers a range of amenities including a convenience store with butcher, hardware store, primary school, two pubs and recreation ground, and the nearby A36 connects to the M27 for onward connections to Southampton and the West Country, and via the M3 for London and Winchester. Southampton International Airport is just 12 miles away providing a 70-minute connection to London Waterloo. The property falls into the catchment area for the popular and well-regarded Wellow and Mountbatten Schools.
ACCOMMODATION:
The pretty front porch opens into a large sitting/dining room with inset wood burner, stairs to the first floor, adjoining WC, and door to the kitchen which, in turn, opens into the garden. From the sitting room, double doors open into the ground floor extension (Sun Room) with tri-folding doors to the outside, and there is a separate opening into a large reception room which forms part of the two-storey side extension. The existing first floor layout is as shown on the accompanying floor plan, although the plans approved offer a more practical layout which provides for separate access into each of the four bedrooms.
Outside are gardens and an adjoining paddock which in all extend to one and a half acres. There is parking for numerous vehicles and there are a number of outbuildings to include a static caravan, Wendy house, workshop, and a frame for a large marquee.
