Accommodation

The property is approached via the front door into a welcoming entrance hall, complete with a useful cloakroom and stairs descending to the lower floors. The principal living accommodation occupies the upper level, where a superb open-plan kitchen, dining and living space forms the heart of the home. There is ample room for both a dining table and chairs and a comfortable living room suite, while doors open onto a Juliet balcony, perfectly framing the stunning elevated countryside views beyond. The contemporary kitchen will be fitted with an extensive range of wall and base cupboards and drawers, generous work surface spaces and a sink and drainer positioned beneath a front-facing window. Integrated appliances will include an electric oven with induction hob and extractor canopy over, together with a built-in dishwasher, while a further storage cupboard provides excellent practicality.

The middle floor offers two well-proportioned bedrooms, comprising a generous double bedroom that continues to enjoy the impressive countryside outlook, alongside a spacious single or small double bedroom. These rooms are served by a stylish family bathroom fitted with a panelled bath, wash hand basin and WC, while a large built-in storage cupboard is conveniently positioned on the landing.

The lower ground floor provides further flexible accommodation, including an additional room intended as a utility space but equally suitable as a home office, study or even a fourth bedroom, depending on individual requirements. This room benefits from direct access to the rear garden. Also on this floor is the impressive principal bedroom, similar in size to the generous double bedroom above and benefitting from a modern en-suite shower room comprising a shower cubicle, wash hand basin and WC. A further large storage cupboard completes the accommodation.

Outside & parking

To the front of the property, a private driveway provides off-road parking for two vehicles. To the rear, the enclosed gardens enjoy an excellent degree of privacy with no properties overlooking from behind, creating a peaceful outdoor space from which to enjoy the spectacular countryside backdrop.

Together with the opportunity to personalise selected finishes before completion, this is a wonderful chance to secure a spacious, high-quality new-build home in an enviable setting.

Location

Great Torrington is a charming market town located on the top of a hill surrounded by hundreds of acres of commons allowing for miles of scenic walks with access to the locally renowned Tarka trail, a footpath / cycle way mainly built on the bed of a disused railway where the gradients are gentle. It winds its way following the course of the river Torridge as far North as Ilfracombe or going inland south towards Meeth. The town itself plays host to some historic pubs and cafes, a Victorian Pannier Market, the gardens at RHS Rosemoor and the locally famous Dartington Crystal. The town is around 7 miles from Bideford and about 11 miles to Barnstaple, the regional centre of North Devon. The Cornish border is accessed within around three quarters of an hour or so, including other popular coastal spots such as Bude, Hartland and Clovelly. From Barnstaple there is easy access to the North Devon Link Road and the M5 Motorway connection at Tiverton which can be accessed in around an hour. Tiverton Parkway also serves as fast train services to London Paddington in just over two hours.
