Welcome to Balls Park!
When I first visited and drove through the entrance gates I was blown away. The apartment is set in 63 acres of immaculately landscaped grounds, mature trees, feature hedges and an abundance of wildlife. A real sense of grandeur. It must be seen to appreciate the magnificence of the views. This was absolutely the deciding factor for me, I instantly felt at home moving from London to here felt like the best decision and I don’t regret it to this day!
The building dates back to around 1900 which has been converted to create apartments. My home is located on the ground floor. The communal areas are immaculate and the large windows in the building are a stunning feature it is enjoyable just walking to the front door!
Upon entering the apartment is the welcoming hallway leading through into the kitchen, lounge/diner. This is all open plan, and this space has a fabulous, homely feel. The kitchen is well equipped with built in appliances to give a clean finish. The layout is perfect for entertaining/family life. I enjoy dining here looking out at the views. The apartment has fabulous features to include the large, oversized windows allowing the sunshine to pour in as the property is south facing it is sunshine all day. I also have the old school radiators which just add to the feeling of heritage. The décor throughout is relaxed and muted and goes well with the age of the building.
During my time here, I have added engineered wooden flooring which perfectly matches the style of the apartment, the boiler was replaced around 3-4 years ago, as well as other general home improvements.
I have two double bedrooms, spacious and a tranquil feel. As my apartment is the old stables I still have some of the horse memorabilia which is such a treat.
My family bathroom is sizeable with bath and overhead shower.
I also have a courtyard garden which is a wonderful place to sit, relax and soak up the sunshine with my morning coffee or enjoy some al fresco dining.
The apartment comes within an allocated space in the gated parking area as well as key fob access and CCTV across the gardens which adds to the secure feel.
My home nestles in Balls Park with the most amazing grounds which are Grade II listed on the English Heritage Register of parks & gardens. I absolutely love nothing more than exploring the development with my dog, having picnics and enjoying the sights and fresh air. There is an amazing sense of community here and often I have catch ups with the neighbours when I am out exploring. The residents have an annual meeting to all get together and discuss the development and we also have a fabulous Christmas gathering in the mansion house grand reception area. This really is an outstanding and unique place to live.
There are the feature gardens, an array of lakes with ducks, and a wild garden where we see rabbits thriving – it is just amazing. There are bicycle trails as well as the scenic walks so an array of wonderful amenities on the doorstep within the development.
Its tranquil setting does not deter from the fact the property remains highly accessible. Beyond the development there is Hertford a short walk away (or even shorter drive, if preferred) with the station and an array of bars, restaurants and quaint shops through the cobbled streets. The A10 and A1 ensure straightforward connections to neighbouring towns and the wider regions. The train station has its high-speed links to London making this an ideal location for a commuter.
Simply, Balls Park not only gives a wonderful place to live but a relaxed lifestyle surrounded by an abundance of greenery in a friendly community.
