The accommodation is entered via a welcoming hallway, from which doors lead to all principal rooms.

To the right, the sitting room enjoys a pleasant outlook over the front garden and centres upon a traditional fireplace, whilst at the rear the well-equipped kitchen/dining room is fitted with an excellent range of stylish wall and base units and worktops. Within the kitchen, a range of integrated appliances including a fridge/freezer and washing machine, as well as ample space for a dining table.

To the opposite side of the entrance hall, there are two comfortable double bedrooms offering views over both the front and the rear garden respectively, with both further benefitting from built-in cupboards.

The principal bedroom overlooks the front garden, whilst the second enjoys attractive views across the rear garden.

The bathroom has been tastefully updated and is fitted with a modern white suite comprising a panelled bath with shower over, complemented by full-height wall tiling.

Outside, the property is approached through a neatly maintained front garden, with a pathway leading to the entrance and continuing along the side of the building to the rear.

The front garden also offers the potential to create off-road parking by lowering the kerb, subject to the necessary planning permissions and approvals.

Two useful external storage out buildings provide excellent additional storage also.

Location
Glastonbury is one of Somerset's most historic and characterful towns, renowned for its iconic Tor, the magnificent Abbey ruins and its rich history and folklore. Glastonbury has been a religious centre throughout history and back into the times of legends. The Celtic monastery evolved into one of England's wealthiest and most influential abbeys and the town grew up alongside it.

Medieval Glastonbury - designated a conservation area - clusters around the evocative ruins of the Abbey which sits within 36 beautifully peaceful acres of parkland. Today it’s a small but thriving town and a major tourist venue, welcoming thousands of visitors each year.

The town provides an excellent range of independent shops, cafés, restaurants and public houses, together with supermarkets, healthcare facilities, a modern library and schooling for all ages, including the excellent St Dunstan's School (secondary).

Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000). Its centre is the market place (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace.
Immediately to the south (2 miles) of Glastonbury, the neighbouring village of Street offers further amenities including the popular Clarks Village shopping outlet, Strode College, Strode Theatre and a wider range of recreational facilities. Millfield Preparatory School at Edgarley lies on the edge of Glastonbury, whilst the internationally renowned Millfield Senior School is also situated in Street.

There are excellent local schools and the private sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. About 12 miles south east is Castle Cary station with a main rail line to London.

The surrounding Somerset countryside provides an abundance of walking, cycling and outdoor pursuits, with excellent road links to Wells, Bath, Bristol and the M5 motorway.
