3B Kennedy Gardens is a top floor flat in a stone built, semi-detached Victorian house. The house was built in the late 1800s and was split into three flats in the 1970s, each occupying a floor within the building.

3B offers flexible accommodation which has been let out to students. It is reached by an entrance and staircase to the side of the house shared with 3A on the first floor. Stairs leads up to the door to 3B. Features of the flat include:

Internal stairs with half landing.
Spacious sitting room featuring a dormer window, fireplace with electric fire and painted wooden mantel, along with useful fitted storage.
Well-equipped kitchen with fitted cupboards, electric cooker, Statesman washing machine, Beko dishwasher, and Worcester boiler.
Bedroom 1 with fitted wardrobe, drawers and dressing table, together with a useful store area.
Bedroom 2 featuring a coombed ceiling and dormer window, fitted wardrobe, and work desk with sink.

There is a gravel courtyard to the front of the property with a stone wall and beech hedge. Part of this area is shared by the three proprietors.

Location

3 Kennedy Gardens is in a single sided street to the west of Kinburn Park. The street mainly comprises large Victorian houses, some of which are still in single ownership. There are private gardens to the neighbouring properties behind. The University Hall of the University of St Andrews is at the end of the street with the North Haugh campus below and the world-famous St Andrews Links golf courses beyond.

Kennedy Gardens is accessed from Double Dykes Road close to the junction with Hepburn Gardens. The house is also within half a mile of the world-famous Old Course with the Royal and Ancient Golf Club at its head. Cockshaugh Park is 200 yards to the south and joins the Lade Braes footpath which runs from the centre of town all the way out into the countryside where it is known as the Pilgrim’s Way.

St Andrews is renowned worldwide as the Home of Golf. There are now eight golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which next plays host to the Open Championship in 2027. There are many other golf courses nearby, including two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.
