Description

“A peaceful ground-floor apartment where elegant Victorian proportions unfold to a secluded garden”

This refined one-bedroom apartment lies on the ground floor of a converted Victorian terrace in Stoke Newington, north London. Sympathetically renovated under current ownership, walls have been decorated in soft neutral tones, emphasising the sense of volume, while original period features of cornices, shuttered sash windows, and timber floorboards, fill the space with character and warmth.

The Tour

Set on a tranquil, residential street, this apartment occupies the ground floor of a handsome Victorian terrace. Traditional brickwork and original sash windows characterise the building’s well-maintained façade, elevated by stuccoed detailing and trimmings.

A bright hallway opens into a spacious living room that is anchored by a striking fireplace with original stone surrounds. Original cornices trace the ceilings, and open shelving in the alcoves provides abundant storage space for books. A large east-facing bay window overlooks the front garden, drawing in soft morning light, and white-painted floorboards extend underfoot. Double glazed sash-windows have been employed throughout.

From the hallway, steps lead down to the kitchen, thoughtfully configured with base and overhead cabinets, oak surfaces and a tiled splashback. Integrated appliances include a gas hob and oven. A coffee station overlooks the surrounding greenery, while a functional fold-up table quickly transforms the space into a welcoming dining room.

The bedroom is positioned in the centre of the plan, with extensive floor-to-ceiling built-in wardrobe storage and a view framing the leafy garden. The bathroom is fitted with traditional fixtures and clad in white mosaic tiles, and has a shower-over-bath. A large window overlooks the garden.

A cellar in the basement provides excellent storage space and there is a useful bike shed in the front garden.

Outdoor Space

From the kitchen, a side door provides access to a well-maintained paved garden stretching westerly toward the rear. Its leafy borders are densely planted with a mix of ferns, tropical species and evergreens, creating a restorative and private retreat. There is space for a large dining area, an ideal setting for dining in the summer months as well as a dedicated outdoor kitchen area with space for a BBQ.

At the rear is a fully insulated outhouse - currently configured as a quiet home office - with exposed beams and secondary glazing added to the generous windows.

The Area

Londesborough Road is brilliantly positioned minutes away from the independent shops, cafés, restaurants and pubs of Stoke Newington, in particular those along Church Street and around Newington Green.

Local favourites include Spence Bakery, Rasa, The Good Egg, Calong and Nook. Esters café is nearby and is the go-to for brunch, while the gallery and cafe Everyday Sunshine is moments from the house. This local spot has become a much-loved place since it opened a few years ago, and as well as serving coffee and baked goods, occasionally runs cultural events in the evenings.

Newington Green is also in easy walking distance and has become synonymous with a first-rate culinary culture in recent years, including Jolene, Perilla and Cadet; nearby Primeur is similarly well-regarded.

There are plenty of green spaces nearby: Abney Park is 10 minutes’ walk away, as is Clissold Park, with its tennis courts, popular café, beautiful lakes and resident deer. Butterfield Green is even closer and has several children's playgrounds and an outdoor gym.

Several state-run primary schools lie in easy reach of the flat. There are also secondary schools within walking distance, along with a Steiner school.

Dalston Kingsland and Dalston Junction are within easy reach and run Overground trains to Highbury and Islington, Shoreditch High Street and Stratford. Rectory Road is also close by and runs regular services to Liverpool Street, taking around 15 minutes.
