Freehold

Description

A rare opportunity to acquire a unique property comprising a substantial detached house, a semi detached period cottage and a detached two storey annexe.

About the property

Comprising a cluster of rural dwellings, this unique site, set in approx. 0.75 acres, includes a substantial detached six-bedroom principal house, constructed approximately 20 years ago, together with an attractive four-bedroom semi-detached period cottage, formerly the main residence and now offering excellent potential as a rental opportunity. In addition, there is a detached two-storey ancillary dwelling, providing flexible accommodation suited to a variety of uses, including bed and breakfast or additional accomodation for an au pair or relative.

Main house

Situated towards the rear of the site and approached via a gravel driveway, the main house offers generous accommodation arranged over three floors.

The ground floor is entered through a bright and spacious reception hall, from which the principal living areas lead. To one side, the main sitting room extends the full width of the property and enjoys a west-facing outlook to the rear. Also overlooking the rear is a modern kitchen/dining room, fitted with a comprehensive range of wall and base units providing excellent storage. A useful utility room lies to the side, with external access towards the detached two-bay open-fronted garage.

Further ground floor accommodation includes a dining room, a partially decorated games room and a study, with a cloakroom completing this level. From the entrance hall, a staircase rises to a long first floor landing. The principal bedroom is positioned at the northern end of the house and benefits from a modern en suite bathroom. There are two further substantial bedrooms, one with an en suite, together with provision for completing a further en suite and a dressing room. Two additional bedrooms and a family bathroom are also accessed from the landing.

Stairs continue to the second floor, where there is a sixth bedroom, an en suite shower room and access to a substantial loft space.

Approached through double gates off the main parking area there is ample off street towards the front of the house and access to an attractive two bay oak framed garage.

Annexe

Situated on the northern side of the plot, this former garage conversion now provides well presented ancillary accomodation across two floors. Upon entering there is a modern kitchen which opens through to spacious sitting room featuring west facing sliding doors onto an enclosed garden. Upstairs are two bedrooms (one accessed through the other) and a bathroom. To the side there is a lean-to car port. In our opinion this accoodation would be ideal for an au pair or relative or as a bed and breakfast opportunity.

Cottage

Originally the principal residence serving the wider property, this attractive semi-detached period cottage is believed to date from the early 1900s, with later additions.

The ground-floor accommodation is approached through an entrance hall, which opens into a spacious L-shaped sitting and dining room featuring exposed beams and a wood-burning stove. The layout flows particularly well, with further accommodation comprising a kitchen/breakfast room, utility room, shower room and rear access to an attractive west-facing garden. Stairs rise from the entrance hall to the first-floor landing, which provides access to four bedrooms, including one with an en suite shower room, together with a family bathroom.

Grounds and Outbuildings

The wider property includes a useful range of outbuildings, including a stable block, summerhouses and a detached garage block.

There is ample off-road parking, with an area positioned between the cottage and annexe, together with gated access to further parking beside the main house. The outdoor spaces are thoughtfully arranged, providing clearly defined and private areas for each of the three residential properties.

Location

Norton Corner Cottages is positioned on the southern fringes of Upper Norton, close to Pagham Harbour, an area renowned for its rare wildlife, beautiful outlook and excellent opportunities for walking and other country pursuits. The nearby village of Sidlesham offers a popular primary school, village store and garage, church and two public houses, including the well-known Crab & Lobster.

The surrounding area provides a wide choice of recreational amenities, including horse racing, motor racing, flying and golf at Goodwood, sailing on Chichester Harbour, with marinas at Birdham Pool and Chichester Yacht Basin, and well-regarded sailing clubs at Itchenor and Bosham.

The coastal town of Selsey lies just under a mile to the south and offers a good range of local shops, services and a health centre, together with an Asda supermarket approximately 0.6 miles away. Chichester, about seven miles to the north, provides a more comprehensive range of shopping, restaurants and cultural facilities, including the renowned Festival Theatre and Pallant House Gallery.

Communications are good, with nearby mainline rail services to London Victoria in approximately 1 hour 40 minutes, while Havant station provides a faster service to London Waterloo in around 1 hour 20 minutes. The A27 gives access east towards Worthing and Brighton, and west towards Portsmouth, Havant and Southampton. London can be reached by a number of routes, including the A286 via Midhurst to join the A3 at Milford, or alternatively via the A27 and A3 at Havant.
