Seller Insight:

What is your favourite room in the house and why?

We very much enjoy the sunroom all year round. It brings the garden inside. In the day it's a family chatting space, and in the evenings we enjoy a glass of wine, stargazing and watching the owls.

Who do you think would be the next ideal owner?

The house is so versatile and suitable for a family, couples, or a single person wishing to enjoy the peaceful, beautiful countryside within a thriving little community which you can involve yourself in as much or as little as you like. The private office is just outside the back door - close enough to the kettle, but nicely isolated from the rest of the house. We've chosen to host our chickens and ducks in the side garden, but you could equally use the private space for a hot tub. The workshop has space for the energetic craftsperson. The garage/barn is an opportunity which could be converted into an additional dwelling, annexe, games room... or you could simply use it for storage as we have.

What do you love most about the house and why?

The house is always full of light, is very peaceful and calm, and is very private if you choose to be but also has lovely caring neighbours. We find it a great house for entertaining, having a large kitchen and dining room suitable for the largest family gatherings, and the gardens offer even more space for entertaining if you'd prefer an evening around the BBQ/pizza oven/fire pit. It also has a snug living room with wood burner for very cosy evenings in. We love the amazing countryside walks right on the doorstep. The salad farm, a 2 minute walk just over the bridge encourages locals to walk around their land (with their dogs) on miles of defined nature walks. There are also great cycling routes around the area.

What do you love about the local community?

We have great neighbours, and locals walking past always stop to say hello and chat. Woodborough club hosts regular events including line dancing, family meals, exhibitions and skittles. The parish room hosts many events including monthly coffee mornings with fabulous cakes. There's an active church, and the local pub, the Seven Stars which is in the process of being renovated.

How easy is it to commute from here?

With Marlborough, Pewsey and Devizes close by, travelling by car is easy, and the local traffic is very light. Pewsey station, 10 mins away (with free parking at Bouverie hall) is nearest for commuting into London, with direct services to London Paddington taking only an hour.

What made you choose the property over others that were available at the time?

We chose Mortimers for the wonderful countryside, the lovely garden centre, the Sticks and Stones coffee shop/cafe just 2 mins walk away, the fabulous Seven Stars pub a 10 min stroll away. Places in the village school are hugely sought after. It's so peaceful here, and has a wonderful community on the doorstep, with wildlife and birds in abundance. There are great walking opportunities around the village, whether you prefer hills, fields or canals, and the national cycle network passes our house. There are so many local countryside pursuits including horse riding, fishing, swimming, or building crop circles, around the village, or in Pewsey which is 8 mins away where there is a sports centre with pool, and another vibrant community which is known for its world famous carnivals. Everything is on the doorstep!

Summary

Mortimers House is arranged around the historic heart of the property, original brick flooring, period fireplaces and painted timber panelling celebrate its heritage, while a carefully curated palette of Farrow & Ball colours and Pooky lighting enhances the sense of warmth and elegance throughout. Thoughtfully updated by the current owners, the property offers an impressive balance of period character and contemporary convenience, with a beautifully appointed kitchen featuring quartz worktops, a luxurious ground-floor shower room, and the addition of an air-source heat pump and solar panels.

At the centre of the home, the original cottage façade creates a unique architectural focal point, while light-filled reception spaces and charming bedrooms provide an idyllic setting for both family life and entertaining.

Internal Accommodation

Stepping into the glazed reception hall, the original Edwardian cottage immediately reveals itself, its charming façade forming the heart of this distinctive village home. Original brick flooring underfoot offers an immediate connection to the property's heritage, while the accommodation beyond unfolds into a series of light-filled and beautifully proportioned spaces.
The elegant dining room enjoys delightful views across the gardens and features a characterful log-burning stove, creating a wonderful setting for both everyday family life and entertaining. From here, the accommodation flows seamlessly into the beautifully appointed kitchen, fitted with contemporary cabinetry and quartz worktops, before continuing to the practical utility room, complete with a traditional Belfast sink, and on to the adjoining boot room with external access to the separate home office.

Positioned to the opposite side of the reception hall, the welcoming sitting room offers a further log-burning stove and a second staircase, adding to the home's unique character and sense of history. Completing the ground floor is a newly installed shower room, finished with elegant Mandarin Stone and Marlborough Tiles flooring.

Stairs rise from the reception hall to the first floor, where three generous double bedrooms are arranged around the original cottage. At its centre lies the charming cottage bedroom, complete with painted timber panelling, while a spacious guest bedroom occupies one side of the house. The principal suite spans the opposite wing, offering fitted storage and a stylish en-suite shower room, creating a peaceful and private retreat. A family bathroom on the first floor ensures that all bedrooms have access to their own bath or shower rooms.

Outside

The beautifully landscaped gardens provide a wonderfully private setting in which to relax and entertain, with a series of thoughtfully designed seating areas that capture the changing sunlight throughout the day. Whether enjoying a morning coffee or unwinding with friends on a summer's evening, the gardens offer a tranquil retreat at every hour.

Tucked away at the rear of the garden, a charming seating area enjoys the last of the evening sun and creates an idyllic spot for al fresco dining. Beyond, and discreetly screened from view, lies an attractive collection of traditional outbuildings, including a log store and workshop.

Of particular note is the substantial thatched brick outbuilding, which benefits from direct access from the village lane and presents an exciting opportunity for future development. Subject to the necessary planning consents, the building could potentially be replaced with a garage, home office or ancillary accommodation.

To the side of the property, a secluded and private courtyard area is currently home to the owners' feathered residents, adding further charm and character to this delightful village home.
