Not worth the money or stress it will cause you
The building is modern however it’s clear that the building was thrown up quickly and many residents face the same maintenance issues - things simply aren’t to the standard advertised. While there are lots of amenities available for residents these are similarly in poor quality, I don’t think I’ve been in the gym once when every single piece of equipment is working.
The lack of security is particularly concerning. Platform staff have actually removed the lock mechanisms on the buildings gates, leaving private courtyards open access despite multiple residents raising concerns. Bikes have been stolen from the secure bike rooms and parcels have been stolen from the secure parcel room.
Platform advertises the community within the buildings however this comes from the residents and not the building staff - in fact platform staff shut down the building WhatsApp group chat. Despite advertising that they host residents events, these events are often cancelled at the last minute, simply don’t exist, or they haven’t told residents they’re happening. In response, residents organise their own events to meet their neighbours. Worryingly, at one of the few events the building has actually hosted, staff got drunk and were antagonising and belittling residents.
Platform as a development has the potential to be great, but it seems to fall short at nearly every hurdle and their sales tactics during viewings are verging on false advertising. In fact when I’ve had friends visit the property they’ve commented that it isn’t worth the price of rent.
Recently, Platform announced they would be increasing the rent for intermediate market flats by 24%. Residents tried to speak to management (both on site and at the larger company) about this and were ignored at every turn - the blatant greed and willingness to exploit legal loopholes had left residents with significant stress with staff refusing to speak to residents about this.
Please tell us about the good and bad aspects of living in your local area:
There is extremely limited parking availability, especially considering the size of the development - despite this during viewings staff still advertise free parking. The bins are poorly managed and rubbish often piles up and is then spread by seagulls and rats, including used menstrual products.
Platform is close to some public transport links and is within walking distance (~15 minutes) to bars and shops.
How has the building management responded to any problems or issues you have raised:
Some of the staff are fantastic and really kind and helpful (particularly Ewan), however many are rude, dismissive and are quick to blame residents without listening to concerns. Emails from residents are regularly ignored for months at a time or are never responded to - not quite the luxury service they advertise.
Sometimes maintenance requests are responded to quickly and taken seriously, other times you simply never hear back.

I wish I had known the level of stress that living here and the actions of building staff would cause - you feel like you’re constantly waiting for the next issue to come up.

What's future holds ?
The building layout could be bettar, the one-bedroom flats are quite exposed to noise from the hallway. Additionally, all flats rely on hot water storage boilers, meaning the supply of hot water can be limited. This may not be ideal for couples or families with children who have higher hot water demands.
Another downside is the lack of nearby amenities. There are no large supermarkets within comfortable walking distance, which can make everyday shopping less convenient for residents.

Overall, I've been happy living here. As it's located in the heart of a busy city, both the advantages and disadvantages of a central location are to be expected.
The main downside is the poor soundproofing, as noise from neighbouring flats and the hallway can be quite noticeable.
My biggest concern going forward is the 24% rent increase. Unfortunately, my salary has not increased at the same rate, so I am genuinely concerned about affordability in the future. While I am otherwise happy with the property and would like to continue living here, I am uncertain whether I will be able to do so if rental costs continue to rise at this level.
How has the building management responded to any problems or issues you have raised:
The maintenance team is efficient, professional, and has been very helpful whenever assistance was needed.
Management performs well in some areas; however, there is room for improvement in communication, decision-making transparency

There are some challenges with deliveries. Food delivery drivers are not permitted to bring orders directly to apartment doors, so residents need to collect them from the main entrance. For heavy-item deliveries, residents are required to meet the delivery personnel at the main entrance, escort them into the building, and accompany them out afterward.

24% rent increase
Unfortunately the management are terrible. They have given the IMR tenants a 24% rent increase and refuse to discuss with tenants. The property itself is ok but it’s not the best quality which you’d expect for a “luxury flat”. I’ve also been told they’re really hard to get your deposit back from so not looking forward to that

No parking availability, no supermarkets nearby. Bins are regularly left out near the gate and overflowing so the seagulls get into them and it gets everywhere

No they are ignoring us when we asked to have a discussion about our rent increase. Emails are frequently ignored with staff saying they have been locked out of their email accounts

Great BTR for WFH professionals, though the location has its trade-offs
Having spent over two years dealing with the endless headaches of old traditional flats in Edinburgh, moving into Platform_ Leith has been a massive breath of fresh air. Out of all the BTR options around (like Moda and Lochrin Quay), Platform_ definitely offers the best value for money.
The bedroom space in our 2B2B is surprisingly massive. I managed to fit a wardrobe, a massive shelving unit, and a large 140x80 standing desk with an ergonomic chair, and it still doesn't feel cramped at all. One weird quirk is that the flats don't come with wardrobes, TVs, or microwaves, so you have to source your own. But the dishwasher and washer-dryer are great, and the hot water storage tank has plenty of capacity.
The insulation is incredible (EPC rating B). I’ve barely touched the heating since March and the flat stays at a comfortable 20°C+. Our bills are purely electric via Octopus Energy, coming in at just over £200/month for two people without us trying to save energy at all. Free 110Mbps broadband is also included.
The onsite facilities are spot on—three separate gym rooms (yoga, spin, main gym) so you never have to queue, a cinema room with a huge screen, and a secure parcel room. Management and maintenance have been fantastic and totally stress-free. I logged a ticket on a Friday night and they came to fix it first thing Monday morning. The community vibe is lovely too; the residents' WhatsApp group is super helpful, the building is pet-friendly, and the staff are always lovely. It's an absolute dream if you work from home.
Please tell us about the good and bad aspects of living in your local area:
I moved here a couple of months ago and the location is a bit of a mixed bag. Since the site used to be an old John Lewis warehouse, it’s tucked away in a slightly industrial pocket. Heading south towards the city centre is fine, but walking north past the warehouses at night can feel a bit dodgy and sketchy.
The biggest downside is the lack of immediate amenities—there are no big supermarkets within arm's reach, and the nearest Chinese grocery is a 10-12 minute walk away. Transport is okay if you're heading to Princes Street or Fountainbridge (buses 10, 36, and 11 are close by), but commuting to the University of Edinburgh's GS campus is a pain as it requires a change.
On the plus side, home deliveries and takeaways are super reliable here. As for the street itself, traffic noise is non-existent if your flat faces the courtyard, though the bin lorries at 7 AM can occasionally wake you up.
How has the building management responded to any problems or issues you have raised:
The onsite management and maintenance team have been fantastic and incredibly efficient. When I logged a repair ticket late on a Friday night, they showed up first thing Monday morning to sort it out. It is a massive relief not having to argue or chase up a private landlord like you usually have to do in old Edinburgh flats.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how intense the combination of a west-facing flat and the building's excellent insulation would be. Even though I knew the orientation when viewing, you don't realize until you live here that the flat gets absolutely baked by the afternoon sun. It's only May, but the rooms are already getting a bit hot and stuffy because the building traps heat so well.
Also, because our flat is right above the communal bin stores, the noise from the morning bin collections is way more disruptive than you'd ever anticipate during a quick daytime viewing.

I really like the design of the development
I really like the design of the development, nice color selection and furnitures. Facilities are also great, have a great support team in place. I had Darren Berry to help fix electricity issues today, he was very kind and helpful, gave some great advices, thanks Darren.
