Description

ASH LODGE occupies a highly desirable location and is within reasonable walking distance of the High Street in Bishop's Stortford and the mainline train station which runs regular services to London Liverpool Street (in approx. 35 mins).

Maple Avenue is a private road and houses some of Bishop's Stortford finest properties. Ash Lodge was built around 22 years ago of a conventional construction of brick and block work under a pitched and tiled roof and provides some generous well-appointed and well-proportioned accommodation.

An entrance porch leads in a hallway with a cloakroom and stair case to the first floor. There is a drawing room which has windows both front and back and a fireplace.

At the back of the house is a dining room which opens out into the kitchen/breakfast room and a utility room. It is worth noting that the kitchen/breakfast room is well equipped with fridges/ovens/ freezers dishwasher etc. with names such as Sub Zero, Gaggenau and Poggenpohl, and there is a central island unit with an extractor and granite work surfaces and double-glazed doors which open out to the terrace and to the back garden, there is also a doorway off to a well-equipped utility room.

At the front of the property there is a boot room which was formerly a study, and there is a family room with windows on three sides. There is quality flooring throughout including marble in the hallway and some reception rooms, and the majority of the downstairs benefits from underfloor heating.

On the first floor, there is a master bedroom suite with an adjoining shower room, three further good-sized bedrooms, one with an en-suite shower room and a family bathroom.

OUTSIDE, there is substantial area of hardstanding for parking and turning at the front of the property leading to a double garage, with up and over door. The rear gardens are on two levels with two sets of steps and there is an extensive terrace of decking and stone. The gardens are easily maintained with shrub borders and very private with well-established laurel hedging. The gardens are enclosed and there is a lean-to storage area on one side and a pathway and a gate which leads to the front.

AGENTS NOTE: There is a contribution of £250 p.a. for the upkeep of the private road. The driveway to Ash Lodge is shared with two other houses and the costs of any maintenance work is shared.
