The living room
Creating a welcoming reception space at the front of the home, the living room offers comfortable proportions for relaxing and receiving guests. A broad front facing window forms the principal architectural feature, complemented by the chimney breast and direct entrance from outside. The dining room is reached through an internal doorway, allowing each space to retain a distinct purpose.

The dining room
Providing a dedicated setting for everyday meals and entertaining, the dining room occupies the centre of the ground floor. A rear facing window overlooks the garden, while the kitchen continues beyond to create a convenient sequence of living spaces. Further doors connect with the front reception room, staircase and cellar.

The kitchen
The kitchen forms a practical workspace at the rear of the home, connecting directly with the dining room. Wall and base units are arranged around complementary work surfaces, incorporating a stainless steel sink and drainer. A side facing window and separate external door complete the arrangement, with the latter providing access towards the garden.

The primary bedroom
The primary bedroom provides the larger of the two sleeping spaces and occupies the front of the first floor. Traditional wooden floorboards complement the chimney breast, while a front facing window forms a prominent feature. Its generous proportions provide ample scope for a bed and accompanying freestanding furniture without compromising circulation.

The second bedroom
Offering flexible accommodation for family members or guests, the second bedroom is arranged at the rear of the first floor. A window provides an outlook over the garden, with wooden floorboards extending throughout. The straightforward proportions can accommodate essential bedroom furniture while maintaining a practical route from the landing.

The bathroom
Completing the first floor accommodation, the bathroom is equipped for everyday routines. A corner bath with shower over forms the focal point, accompanied by a wash basin and WC. Tiled walls and flooring create a practical finish around the fittings, while a side facing window supports ventilation and a heated towel rail completes the room.

The garden
The enclosed rear garden provides distinct areas for outdoor dining, recreation and gardening. Block paving extends from the rear of the home to create a practical seating area, beyond which a lawn is bordered by fencing, mature hedging and established trees. Two sheds offer useful storage for gardening equipment, while side access provides a direct route to the front of the property.

The reservation fee will not be refunded where there is an inability on the part of the Buyer to raise any required mortgage after the Memorandum of Sale is completed.

Once the reservation fee has been paid, any renegotiation of the price stated in the memorandum of sale for any reason other than those covered in points 1 to 3 above will lead to the reservation fee being retained. A further fee will be levied on any subsequent reduced offer that is accepted by the vendor. This further fee will be subject to the same conditions that prevail for all reservation fees outlined above.
