Description

Three bedroom bungalow in spectacular coastal setting.

Description

Reul Na Mara occupies a truly exceptional elevated position above the shoreline of Arduaine, a setting rarely found along this highly regarded stretch of Argyll's coastline. Surrounded by approximately two acres of mature gardens and grounds, the property enjoys uninterrupted panoramic views across the Sound of Jura towards the islands of Mull, Shuna, Luing and Scarba, with the dramatic mountains of Jura providing a magnificent backdrop to the outlook.

The house is carefully positioned to take full advantage of its spectacular coastal setting and from its elevated vantage point, an elevated timber deck extends along the front of the house, providing a wonderful setting from which to enjoy the far-reaching views.

Extending to approximately 1,228 sq ft, the accommodation is arranged on one level and is centred around a spacious open-plan kitchen, dining and living room. Expansive picture windows frame the stunning coastal views and flood the interior with natural light, while doors open directly onto the deck.

The accommodation further comprises two generous double bedrooms, including a principal bedroom with en suite shower room and sliding doors out to the elevated deck. A modern family bathroom and a separate study complete the accommodation, providing flexible space for home working or guest accommodation.

A particular highlight of the property is its outstanding outdoor space. The grounds extend to approximately two acres and comprise mature gardens, established trees, shrubs and colourful planting, creating a private and sheltered environment that blends naturally with the surrounding landscape. Areas of lawn provide attractive open spaces, while numerous seating areas offer different perspectives across the gardens and coastline throughout the seasons.

A substantial detached outbuilding provides excellent workshop, storage or hobby space, while a charming sunroom offers an ideal venue for outdoor dining and gatherings in all weathers.

There is potential to acquire two adjacent serviced building plots by separate negotiation, one benefiting from planning in principle and one currently in the planning application stage. Please enquire with the selling agent for full details.

Location

Reul Na Mara is located in an area of dramatic natural scenic beauty on the edge of the small hamlet of Arduaine, about 4.5 miles north of the village of Ardfern on Scotland’s west coast. The house sits in a prime elevated position and boasts stunning views out over the Islands of Shuna, Luing, Scarba and Jura beyond. Ardfern has a well stocked village shop which caters for everyday requirements, selling local gifts and produce. The district is well served by a fine range of local country pubs, restaurants and hotels, all of which usually sell local seafood and seasonal produce, including Loch Melfort Hotel (1 mile). Craobh Haven Marina is only 2.1 miles from the property, and Craobh Haven is home to the well-known 'Lord of the Isles' pub.

The main west coast town of Oban is about 19 miles to the north and Lochgilphead is about 18 miles to the south; both offer a much wider range of shopping, professional and leisure services. A local bus service runs between Oban and Lochgilphead and Oban has a mainline railway station with a service connecting to Glasgow.

The waters off the west coast of Scotland are famed for challenging sailing and stunning scenery. The sheltered sea lochs of Loch Craignish and Loch Melfort are well known among the sailing community and have always drawn yachts and boating craft to their pretty and safe anchorage. The surrounding countryside provides an abundance of outdoor and sporting activities including hill walking and mountain biking. Oban, Craobh Haven, Crinan and Ardfern provide sea fishing and wildlife boat trips plus sailing access to the west coast.
