Description
Some homes impress because of their size. Others because of where they are. This exceptional residence offers both.
Set on a gated development, one of Blundellsands’ most prestigious and rarely available addresses, this exceptional five bedroom detached residence occupies a generous plot and has beautifully landscaped south facing rear gardens, offering an outstanding blend of privacy, security and elegant family living. The property features beautifully proportioned reception rooms, a luxurious open plan kitchen, dining and family room, impressive bedroom suites, a home office, double garage, extensive driveway parking and exciting future potential, all within walking distance of the beach, excellent schools, West Lancashire Golf Club, Hall Road railway station and a superb selection of local amenities. Combining timeless quality with an exceptional coastal lifestyle, this is a rare opportunity to acquire a fine family home.
Behind the Gates of One of Blundellsands’ Finest Addresses
Hidden away behind private electric gates and approached via an exclusive cul de sac, this exceptional detached residence occupies one of the most coveted positions in Blundellsands. Set within approximately a quarter of an acre of beautifully landscaped south facing gardens, the property effortlessly combines privacy, security and timeless elegance, creating a home perfectly suited to modern family life.
Built by the renowned Crosby Homes, a developer synonymous with quality throughout the North West, the property was selected by the current owner before construction had even begun. Drawn by the prestige of the development, the exclusivity of its setting and the opportunity to secure what was considered the finest plot, it has remained an immensely cherished family home for almost three decades.
A Home That Evolves with Family Life
Stepping through the front door, the substantial reception hall immediately establishes a sense of scale, quality and understated luxury.
The beautifully balanced accommodation has been designed to adapt effortlessly to every stage of life. Elegant reception rooms provide the perfect backdrop for entertaining, quiet evenings or family celebrations, while a dedicated study creates an ideal environment for home working.
The triple aspect living room is particularly impressive, bathed in natural light throughout the day and opening directly onto the gardens through French doors, allowing indoor and outdoor living to blend seamlessly.
Yet, as with so many truly exceptional homes, it is the kitchen where everyday life naturally unfolds.
The Heart of the Home
Generously proportioned and beautifully appointed, the open plan kitchen, dining and family room has been designed for living rather than simply cooking.
Whether it’s breakfast before school, Sunday lunch with generations gathered around the table or friends lingering long into the evening, this is a space that effortlessly brings people together. A substantial central island, quality integrated appliances and comfortable seating areas create a room that feels both sophisticated and wonderfully welcoming.
Beyond, the conservatory enjoys uninterrupted views across the south facing rear garden and becomes a peaceful retreat throughout the seasons. In summer, doors open to terraces bathed in sunshine until late into the evening. During winter, the family room becomes wonderfully cosy beside the fire.
A separate utility room provides practical everyday convenience while offering direct access to the integral double garage.
Beautifully Proportioned Accommodation
The first floor offers five generous bedrooms, thoughtfully arranged to provide outstanding flexibility for growing families, guests or multi functional living.
The principal suite is a calm and luxurious sanctuary, complemented by a beautifully refitted contemporary ensuite. A second bedroom also benefits from its own ensuite facilities, while the remaining bedrooms are served by an elegant family bathroom finished to an exceptional standard.
Above, a substantial loft provides extensive storage and exciting potential for future conversion, allowing the home to evolve alongside changing family requirements.
A Garden Designed for Living
Outside, the property becomes something altogether more special.
Lovingly landscaped from the very beginning, the mature south facing gardens offer remarkable privacy, with expansive lawns, ornamental planting, established borders, tranquil water features and numerous seating terraces following the sun throughout the day.
It is easy to understand why so many of life’s most memorable occasions have taken place here. Summer celebrations, milestone anniversaries, Christmases with children and grandchildren, and peaceful evenings overlooking the pond have all become treasured chapters in the home’s story.
Despite its generous proportions, the overwhelming feeling is one of tranquillity. Sheltered from surrounding roads and not overlooked, birdsong often replaces the sounds of everyday life.
An extensive driveway provides parking for six to eight vehicles and leads to the integral double garage, completing the practicality expected of a home of this calibre.
Coastal Living, City Convenience
Few locations successfully combine peace, privacy and accessibility quite like Blundellsands.
From the property, Hall Road railway station is just a short walk away, offering direct services into Liverpool and Southport in around twenty minutes. Crosby Beach, famous for Antony Gormley’s iconic, “Another Place” sculptures, lies within easy reach, while coastal walks stretch for miles in both directions.
Waterloo’s vibrant restaurants, cafés and wine bars are only a few minutes away, with Crosby Village providing an excellent range of shopping and everyday amenities. Outstanding schools and excellent transport connections complete a lifestyle that continues to attract discerning buyers from across the region and further afield.
A Rare Opportunity
Some homes are admired for their size, others for their location. Very few successfully combine exceptional space, complete privacy, beautifully landscaped south-facing gardens and one of the finest addresses in Blundellsands.
For the current owner, this has been a home filled with laughter, family milestones and treasured memories spanning almost three decades. It is only the desire to be closer to family that prompts this heartfelt move.
For its next owners, it offers something far more valuable than bricks and mortar. It offers the opportunity to become part of a home with an extraordinary past, while creating memories that will last for generations to come.
Vendor Insight – Camber, 2 Briarwood
When did you first find this home, what first drew you to it, and what was it that instantly captured your heart?
“My previous home was about half a mile away and I saw building work commencing within a very private and exclusive area of Blundellsands. The builder “Crosby Homes” were renowned for the building of quality homes in the north west.”
Can you recall the moment you knew it was “the one”?
“We were the first to make an enquiry and the agent selling the 5 houses within the development came to my home with the plans and we had the opportunity of having the choice of what we considered to be the best of the houses on offer.”
Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences?
“The setting was everything we had hoped for, a gated property with a private road leading to the houses. The security and privacy were such that two of the original occupants were high profile Liverpool footballers. At the time it was considered to be the most prestigious development in the area. During those early years it attracted a lot of attention. It has since settled to being much more tranquil.”
How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away?
“An escape back into a private and peaceful environment well away from main roads and surrounding noise. Most sound coming from the birds or the occasional gardener.”
Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?
“The main structure of the house is as it was when built 27 years ago. The main feature of the property that was added at the outset was the landscaping of both front and rear gardens to a high standard.”
Is there a particular feature or detail that holds special meaning for you?
“Not really, the ability to walk around the house and find a different ambience in each room remains a particular quality of being here.”
Which spaces do you find yourself gravitating to most, and why?
“We always lived mainly in the kitchen, where there is plenty of space to move around and do different things; eat meals, watch TV, entertain, and also to move in and out of the conservatory depending on the weather, time of day and time of year.”
How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?
“All day sun at the rear together with the ability to have complete privacy mean that it is possible to sunbathe in whatever style of costume you wish. In winter the kitchen/family room area can be cosy in front of the fire, and the main lounge and dining room provides for a larger gathering particularly during the festive season.”
What time of year does the property feel most magical, and why?
“In the summer months the garden views from the conservatory are stunning, particularly during the later evening.”
For families, what do you feel makes this such a wonderful place to raise children?
“The space that it offers within a secure setting. By the time we moved in 2 of my daughters had left home and the youngest only stayed for a few years, none of them came back from university. Although we have always had the space to accommodate them and in later years with visits from their families”.
How would you describe the local community and the lifestyle on offer?
“This area of Blundellsands is a very quiet place, most of the properties in the adjacent area are higher end with a good amount of land that affords their own degree of privacy, so it is possible that you may never get to know your neighbours. It is possible to walk around the immediate roads at any time of day and meet only a few people, if any.”
Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems that really capture the spirit of living here?
“The house is 5 minutes’ walk to a train station with an excellent service to both Liverpool and Southport (about 20 minutes each way) or just a few stops to an abundance of restaurants and bars in Waterloo. A further few minutes’ walk will take you to Crosby beach where there are coastal walks in both directions. The “iron men” is a particular tourist attraction. Also, a car journey of 5 minutes will take you to Crosby village with plenty of shopping outlets, bars and restaurants.”
Can you share a remarkable or meaningful moment that truly sums up your time in this home?
“I can only relate to having the house full at a number of Christmas and New Year gatherings with all the family present with their young children, with friends joining us later in the evening.”
What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish.
“Our 50th wedding anniversary with all my family and closest friends, a beautiful sunny August day with a live band in the garden.”
What do you think the next owners will fall in love with most?
“The peace, seclusion and a south facing garden with great view and complete privacy.”
Who do you imagine would feel most at home here?
“It is certainly family friendly and offers great deal in terms of a safe local environment with good schools and easy access to local amenities. Equally my wife and I were both on the verge of retirement when we moved here and it achieved everything we were looking for at the time.”
As you prepare to move on, what will you miss most and what will you take with you in your memories?
“The house is everything we ever aspired to in earlier years and I had never considered that I would ever move from it. It is with a heavy heart that I now feel the need to move closer to my family. I will miss my garden, looking after the fish, and peaceful summer evenings either in the conservatory or outside.”
