Overall fantastic, modern building
Overall fantastic, modern building in a very handy location with beautiful views and amazing facilities.
Shared spaces within the apartment are amazing with potentially one of the best views in Edinburgh from the rooftop.
Overall the building and property management remains sound, I would expect this continues to improve as they navigate the one off issues associated with a new complex.
Overall very good complex, very happy here and conveniently located.

Very close to The Shore which has lots of bars and restaurants. Ocean terminal 2 mins walk away.

How has the building management responded to any problems or issues you have raised:
Haven’t had many issues. Very helpful upon moving in and allowed us to get settled as soon and easily as possible.

Shared spaces are great for working from home, hosting dinner parties or generally hanging out.
Furnished rooms are basically furnished, only comes with main furniture and whiteware

It’s fine, but it should be excellent at this price
Building and property management has been frustrating to coordinate with. They send a lot of weird emails and it at times feels like there are a lot of rules that aren’t written down anywhere. The facilities and amenities are pretty nice: it’s a good gym for an apartment building, it’s nice to have a coworking space, the views from the roof lounge are stunning. Renting these spaces is ridiculously expensive, but I haven’t had any trouble just using them. Im perplexed that they charge money to use the coworking “phone booths”: I’ve been to a lot of coworking spaces and I’ve never seen those charged for. The gym, while very nice, is on the small side and I worry it will be jammed in there if building occupancy increases.
The flats themselves are nice. The bedrooms are small: don’t expect to fit more then a bed and some beside tables in there. Ours also has some weird door and light switch placement. In general, the build quality has been good!
The front door to one of the buildings has been “broken” for 6 months. It works, but they don’t let us use it for fear of the wind breaking it. It gets windy down here and they didn’t consider that I guess.
The building has put on some genuinely lovely social events and the front desk staff is lovely. They have had high turnover in that role, another indication that the building management is not good.
Overall, this IS a nice place to live but there are a lot of disappointments for a definitively luxury price tag. And, despite already being overpriced, I have heard they raise your rent 18% after one year.
Please tell us about the good and bad aspects of living in your local area:
Living near ocean terminal is great. There’s a Tesco, boots and Greggs — what more could you want in life. It’s very convenient living on the tram line, but we are right on it and it’s a little noisy. It’s a short walk to the shore, which has many great restaurants. A con that seems obvious but I did not realize: living right next to the water halves the number of things within a 10 min radius of you. If you are next to the beach, that’s mitigated by being on the beach, but here you are right next to an active port.
How has the building management responded to any problems or issues you have raised:
We had a minor problem, which was addressed quickly, but they sent one of the building contractors (one of the people that actually built the building) who isn’t supposed to be doing that kind of maintenance work. Other issues we have had regarding policy we were told they can’t do anything about.
Please share one thing (or more) which you wish you had known before you moved in:
We were shown one unit that wasn’t the one we were planning to move into, but told that the floor plan was identical. It is not identical, I’m a fool for not seeing the actual apartment. Lots of things cost extra and they don’t make it clear while you are viewing. The quality of service I received as an applicant is as much better than the service I receive as a tenant.

Modern living at Dockside
Overall, I’m very happy with the design and facilities of the building. The flat is modern, comfortable and well designed, although the finishing has a few minor imperfections that I hope can be checked and addressed during the first inspection. The building and property management have been very good, and the staff are always helpful and friendly. Special thanks to Belen, Shibona, Isla and all the other staff members for their support and for always being willing to help. Overall, I’m very pleased with the property and look forward to continuing to enjoy living here 😊

I’ve really enjoyed living in my flat at Dockside. The location is excellent, with plenty of restaurants, cafés, bars and shops nearby, as well as lovely walks along the waterfront. The area has a great atmosphere and is convenient for getting into the city centre, with good public transport options close by.
The flat itself is comfortable and modern, and the surrounding area generally feels safe and pleasant. Parking can be a bit challenging. It is a great place to live, particularly if you enjoy having amenities, nice walks and the waterfront.
How has the building management responded to any problems or issues you have raised:
The building management has been very responsive and helpful whenever I have raised any issues. The staff are friendly, approachable and quick to assist. Belen, Shibona, Isla and the wider team have all been particularly helpful.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that parking can be quite difficult, especially during busy periods.

Perfect, modern and quiet environment.
Simple and modern design. We like also the amazing view and the ocean air.
It is also really nice to have just a few apartments per level, so everyone lives quite isolated without noise during the night.
Maintenance requests are done also really quickly.

Even though we are in a quite and really save area, it is also possible to get fast into the city centre.

Very quickly and very professional. Very friendly staff as well.

I love how clean the building is. Amazing having the gym and rooftop views. Lots of amenities and cleaners on site on a weekly basis. There’s even a vending machine!! The building is also super secure which makes it feel very safe. the area feels safe too

Fantastic area - loads of nice bars and restaurants and right by the ocean terminal and the tram stop is 2 minutes walk away. Close to the beach too!

Never less than 2 days and always resolved issues straight away
