Description

The Moorings sits on the sea front of the sought after coastal village of Kippford on the Colvend Coast, which is colloquially known as the Scottish Riviera. Kippford has beautiful coastal walks, a nature reserve and superb forest trails, all of which can be accessed on foot from Rock Villa. There are two inns (serving meals and local ales), the RYA award-winning Solway Sailing Club, a cafe/gift shop, a village hall which serves as a thriving community hub, an RNLI station, 9 hole golf course with tea room, and a pottery. The village of Colvend, just 2.5 miles along the A710, is home to an excellent village store, cafe, an 18-hole golf course, and the highest-rated primary school along the Solway Coast. The nearby town of Dalbeattie has a useful range of shops, cafes, hotels, restaurants, veterinary services, primary and secondary schools, health centre, solicitors, garden centre and a park. Dalbeattie Forest offers yet more walking trails and 7Stanes mountain biking trails for cycling enthusiasts. Castle Douglas, a market town known as Dumfries and Galloway’s Food Town, has in addition many independent retailers, a thriving livestock market, and a 9-hole golf course. The regional capital, Dumfries, (around 18 miles east) provides a wider range of services including a major hospital, Dumfries and Galloway Royal Infirmary. The town, once the home of the National Bard Robert Burns, is now home to the Crichton campuses of Glasgow University and the University of the West of Scotland.

Description
The Moorings is a traditional granite built semi-detached Victorian property on the sea front in the village of Kippford. Many original features remain such as cornicing, dado and picture rails and some shuttered windows in the public rooms. With four bedrooms and three public rooms, there is plenty of space for family to enjoy as a permanent residence, for holidays or to accommodate a good number of holiday let guests. A cosy living room and a larger, dual aspect sitting room complete with open fire and log cubby, provide lots of scope for relaxing as a family or group and for entertaining guests. Double doors lead from the living room to the dining room, which has a Clearview log burning stove for cosy evenings in autumn and winter. A door to the rear of the dining room leads into the well-appointed kitchen, which has a stable door leading to the exterior of the property.
Upstairs, the main landing to the front is a generous space flooded with light from a Velux style window. Three double bedrooms lead off this. The master bedroom has a large en suite shower room with jack-and-jill wash hand basins and a walk-in shower. To the rear, accessed from stairs leading from the half-landing , is the fourth bedroom complete with a quaint fireplace. A bathroom with separate shower sits opposite. From here, a door leads out onto a walkway over the lower garden onto the main garden area and a versatile summer house which could be used for a variety of purposes including hobby room, studio or home office. The garden, more fully described below, has different levels rising up behind the house from gravel paths around the ground floor all the way up to a shady viewpoint complete with tree swing, all connected by stone steps.
The Moorings has been in the same ownership for the last 20 years and as such represents a rare opportunity to acquire an original village seafront home.

To the rear a gravel path leads around the back of the ground floor. Stone steps lead up to the main rear garden which comprises lawn and a large patio which is enclosed by metal balustrades and leads to a walkway over to a door on the first floor. A summer house sits behind the patio which has a power supply, and could be utilized in a number of ways including workshop, store, hobby room, studio or home office. There is also an electrical socket to plug in garden equipment.
Stone steps lead up to the higher levels through attractive rocky outcrops and mature plants, shrubs and trees. A garden bench sits on a level area from where there are wonderful views of the estuary and beyond.
