Description

The Property
Hidden just outside the centre of Faringdon and full of character, this charming cottage is well situated, offering easy access to nearby local amenities, the town centre and local schooling. The current owners have extensively renovated the property.

General Information
The cottage is one of three converted from an 18thc cattle barn by the Victorians. Despite being a five minute walk from the centre of town, the cottage benefits from a tranquil setting, being set back from Lechlade road in a friendly neighbourhood community.

The cottage accommodation has an entrance porch which leads to the sitting room. This pleasant room features an original brick fireplace with inset wood burner as well as bespoke built-in bookcases and cabinets over a beautiful solid herringbone oak floor.

In the heart of the home the kitchen has excellent storage with a range of base and wall units with inbuilt oven and electric hob as well as a dishwasher. An inner hall provides access to the rear conservatory, airing cupboard and bathroom.

Benefitting from underfloor heating, the bathroom is fitted with a nice white suite. The adjacent conservatory/utility has plumbing for a washing machine and ample storage sapce.

On the first floor are two well-proportioned bedrooms, both with wooden flooring. The main bedroom has been professionally fitted with a generous triple built-in wardrobe and bookshelves. There is a pull-down ladder providing access to the mezzanine loft space.

The mezzanine features a velux window and has ample storage under the eaves. This has been used as a bedroom extension with a sofa bed or as office space.

Outside
Externally, to the front there is a small lawn area with planted border and access to two storage sheds. To the rear is a stone patio with space for a large outdoor table that leads onto a mature garden that features an apple tree with delicious eating apples. The garden boasts a recently installed garden office that is double-insulated, double glazed, and electrified.

Location
The ancient market town of Faringdon has a thriving community and amenities such as the Leisure Centre, Tennis Club, Library, Faringdon Community College, The Elms and Folly View primary schools, the Artemis Academy (opening Jan 27), as well as The Old Station Nursery, doctors’ and dentists’ surgeries. Buses travel from the town to private schools at Abingdon. The town boasts three large supermarkets.

Faringdon is also ideally positioned for the A420, leading to the A34, M40 and M4 and mainline railway services from Swindon, Oxford, Oxford Parkway and Didcot Parkway. There is a frequent bus service through the town from Swindon to Oxford and back, linking to rail services and airports.
