What the owner told us…

“This is my sanctuary. It’s always been somewhere I can come home to after a hectic day and just feel happy, safe and comfortable. There’s been so much love and laughter here and we’ve made nothing but happy memories. I love the community, having the Rec opposite, being able to walk into Stamford and sitting out in the courtyard with a coffee when the sun’s out. If we didn’t have four children between us now, we would be staying. We simply need more space for the next chapter.”

Our Thoughts…

There’s a lot more to this house than you might think when you first see it. The owner described it as “a bit of a Tardis”, and once you’re inside, you understand exactly what she means. With the accommodation arranged over three floors, there’s a surprising amount of space here, and importantly, it’s space that actually works for everyday life.

Downstairs has a really sociable feel. The kitchen, dining room and courtyard all work together brilliantly, whether it’s just you having a coffee outside in the morning or a house full of friends and family. The owner tells us this is where some of their best parties and celebrations happen, with the courtyard lit up in the evening and everyone moving between inside and out.

The courtyard itself is deliberately easy to look after, which we think is a big plus when you’ve got Stamford and the Rec on your doorstep. You get your own outside space without having to sacrifice half your weekend looking after it. There’s room to sit out, have friends over or simply take that morning coffee outside when the weather behaves itself.

Inside, the house is beautifully presented and has clearly been looked after. It feels modern and stylish, but still very much like a home. We particularly like some of the William Morris wallpaper the owner has used, which gives the rooms a bit of personality without overpowering them. The kitchen and bathrooms are smart, everything feels ready to move into, and there isn’t that immediate sense of mentally writing a list of jobs as you walk around. The owner describes the house as “modern, stylish and good vibes”, which actually sums it up rather well.

The three bedrooms are spread across the upper floors, including a room that can work equally well as a bedroom or study. That flexibility is useful because we can see this house appealing to quite a few different buyers. It could be a great home for a couple who want space to work from home, a young family who want everyone to have their own room, or someone buying on their own who wants more than a little two up, two down just because they want to live close to town.

And there’s a WC on every floor. It might not be the thing that makes you book the viewing, but we suspect it’ll be one of those things you become very pleased about once you live here.

There’s also a fully boarded loft, accessed via a hatch and ladder, giving you useful additional storage. The owner has previously thought about whether it could potentially become another room overlooking the Rec. Nothing has been converted, so anyone wanting to explore that idea would need to make their own enquiries about what may be possible and any permissions or building regulations required.

Parking is another box ticked. There’s an allocated parking space to the rear of the property, and the owner currently also purchases a parking permit which she tells us allows parking in various permit areas around Stamford.

But if we’re being asked what really sells this house to us, it’s the combination of the house and where it is.

Having Stamford Recreation Ground opposite gives you all that open green space without having to maintain it yourself. You’ve got children playing, people exercising, the bandstand, the play area and the everyday comings and goings of the Rec. The owner talks about hearing the church bells in the distance on a Sunday morning and how living here makes her feel part of Stamford rather than simply living somewhere with Stamford written in the address.

There’s a proper little community around Parkside too. The residents have their own WhatsApp group and the owner tells us that over the years neighbours have become friends. She feels safe here, knows the people around her and says that community is going to be one of the hardest things to leave behind.

And we think that tells you quite a lot about who this house could be right for.

If you want acres of garden and complete isolation, this probably isn’t the one. But if your idea of a good Saturday is wandering into Stamford for coffee, popping to the shops, meeting friends for lunch, coming home for a bit and then heading back into town for dinner without having to think about driving or parking, you really should come and have a look.

Because that’s what you’re buying here as much as the three bedrooms, the courtyard and the space over three floors.

You’re buying a home that lets you properly enjoy living in Stamford.

And we think that’s pretty hard to beat.

Location…

This is one of those locations where having Stamford on your doorstep really does mean having Stamford on your doorstep.

Parkside Terrace sits on Recreation Ground Road, directly opposite Stamford Recreation Ground, so you have a huge amount of green space right outside without having a huge garden to look after yourself. The Rec has been part of Stamford since the 1800s and today includes tennis courts, a skatepark and its rather lovely Grade II listed bandstand, which is still used for summer concerts.

From here, you can walk into the centre of Stamford for coffee, dinner, drinks, shopping or just a wander around town. And that, for us, is a big part of the appeal. You don’t have to plan a trip into Stamford because you’re already here. The town has a great mix of independent shops, cafés, pubs and restaurants, alongside all the everyday things you need.

It’s a really practical spot too. Stamford railway station is within easy reach and is served by CrossCountry and East Midlands Railway, while the A1 is just outside the town, making this a good base if you need to travel further afield.

For families, there’s a choice of schooling in and around Stamford, and this is something the current owner has particularly loved about living here. Her daughter has grown up being able to walk to school, meet friends and get herself around town without needing to rely on Mum for every journey. As she puts it, when you live this close to town, you really do feel part of Stamford.

And when you want a change from town life, you’ve got Stamford Meadows, the River Welland and Burghley House and its parkland nearby, so there are plenty of places to get outside and enjoy this part of the world.

But we think the best thing about this location is how easy it makes everyday life. You can have your morning coffee in your own courtyard, walk into town for lunch, take the kids across to the Rec, meet friends for a drink in the evening and walk home afterwards.

That’s the lifestyle Parkside Terrace offers, and we think it’s going to be very difficult to give up once you’ve got used to it.
