Description

Built in 2024 by the highly regarded Langton Homes, this beautifully crafted two-bedroom home combines timeless Norfolk architecture with the comfort and efficiency of contemporary living, just a stone’s throw from the centre of Burnham Market.

A name synonymous with quality, Langton Homes has created a home where thoughtful design, elegant finishes and exceptional craftsmanship are evident throughout. Benefitting from an excellent EPC rating of B, air source heating and approximately eight years remaining on the ICW warranty, the property offers the reassurance and efficiency that modern buyers increasingly seek.

Approached via secure electric sliding gates, a rarity in the heart of Burnham Market, the property immediately impresses with its handsome brick and flint elevations and generous brick-paved driveway, providing ample private parking together with an EV charging point. A timber-clad outbuilding offers excellent storage for bicycles, garden furniture and the practicalities of coastal life.

Inside, the house has been designed to make the most of both natural light and everyday living. At its heart, the beautifully appointed kitchen is fitted with Miele appliances and opens through french doors onto the west-facing terrace and garden, creating an effortless connection between inside and out. Bespoke bench seating and a dining table define the dining space before flowing naturally into the sitting room, where windows to the east and french doors to the west fill the room with sunlight throughout the day.

Upstairs, two generous double bedrooms each enjoy their own beautifully finished en-suite, with the principal suite further benefitting from a walk-in wardrobe.

Outside, the gardens are wonderfully private. Enclosed by mature hedging and fencing, with access around all four sides of the house, they offer a sense of calm and seclusion that feels removed from the bustle of the village. The west-facing terrace is perfectly placed to enjoy long afternoons and warm summer evenings, whether entertaining friends or simply unwinding after a day on the coast.

Just moments from Burnham Market’s celebrated village green, independent boutiques, cafés and renowned restaurants, this is a home equally suited to permanent occupation, weekends away or as an exceptional lock-up-and-leave. Beautifully built, remarkably efficient and unusually well positioned with secure private parking, it represents a rare opportunity to acquire a contemporary home in one of North Norfolk’s most desirable villages.

BURNHAM MARKET
Burnham Market is one of North Norfolk’s most vibrant and historic coastal villages, located around 27 miles north-west of Norwich, 5 miles east of Brancaster, and just a short drive from the sandy beaches of Holkham and Brancaster. Known for its charming period architecture and lively community, the village blends boutique shopping, fine dining, and countryside tranquillity.

At the heart of the village are three historic squares, the Central, North and South Squares, lined with independent shops, galleries, cafés, and renowned restaurants, creating a thriving hub for locals and visitors alike. Regular farmers’ markets, art fairs and seasonal events foster a strong sense of community while supporting local businesses and artisans.

Burnham Market is ideal for outdoor living and leisure. The surrounding countryside, coastal paths, and nearby Holkham Estate offer extensive opportunities for walking, cycling, and horse riding, while the North Norfolk Coast, including Brancaster, Burnham Deepdale, and Holkham Beach, provides access to sailing, birdwatching, and wide sandy beaches.

With a lifestyle defined by heritage, independent retail, cultural vibrancy, and coastal proximity, Burnham Market appeals to families, second-home owners, and anyone drawn to the combination of village charm, country calm, and seaside living.

About Sowerbys, Burnham Market

Market Place, Burnham Market, PE31 8HD
Industry affiliations:

Our home in Burnham Market

Nestled in the heart of Norfolk's much-loved Georgian village, Burnham Market is where our story began.

Where it all began

More than 30 years ago, Max Sowerby founded Sowerbys right here. Back then it was just him, his trusty four-legged companion and an old computer.

Meet the team

Today, Karen Lewis-Mitchell manages our Burnham branch - a team with more than 70 years of combined industry experience.

Our place on the green

You'll find us among a wealth of local businesses surrounding the quintessential village green, in a picture-perfect Georgian double-fronted store.

A building with history

Formerly known as White Cottage, the building has served its community in many ways. In the mid-19th century it was a grocer and tallow chandler. The Roy family traded here from the early 1900s until 1971, selling everything from groceries to shoes and haberdashery. For almost 30 years it was home to the local newsagents, until 2001 when Max Sowerby moved the team in.
