A solid choice in East London
The building is well maintained. The maintenance team are efficient and friendly. The on-site sales team are genuine and lovely to be around. As someone who chooses to live alone that has really made my time here. Security is tight. Night staff are very reassuring and consistent. My post and parcels have always been safe. The garden can be enjoyed because there is garden furniture. The events are very good. The lounge and co working areas are well maintained. The fitness room does the job. The place looks and smells good. It's a decent place to live. For the location and quality and security, the price is bang on and bills are low.

Canning Town is more than meets the eye. City Island, Victoria Dock, the people, history and transport links all mean it's a desirable place to live. I found the GP surgeries awful so I registered with GP at Hand. I love the transport links (Tube, DLR and bus) and the local dog community is amazing. There are some great restaurants (Saltanat, Pepenero and MyMy). I loved being by the water and North Greenwich. You can walk to the Elizabeth Line at Custom House. Traffic and construction noise has been fine for a long time now. Back in 2024 it was deafening and constant so now is a good time to move here.
How has the building management responded to any problems or issues you have raised:
Brilliantly. They are very nice to deal with and efficient too.
Please share one thing (or more) which you wish you had known before you moved in:
When I moved in it was very unstable team wise. There was no community spirit and I didn't like the attitude of residents who were allowed to do what they wanted. The building works in the area were loud and 24/7. Communal areas had works going on. The first year or so was actually challenging in places. I also am grateful I face the road because I know some people had a lot to contend with, noise wise, where they were facing the Tube or nearer the station end.
Right now though I wouldn't say there is anything bad to be aware of. The conditions were strict before though but now the law has changed people have more rights in any case.

Highly Recommend Momento Hayes!
The amenities are excellent and one of the reasons I enjoy living here so much. The gym is well equipped and has everything I need, so I rarely need to pay for a separate gym membership. The private dining room is perfect for celebrating special occasions with family and friends, and the meeting rooms are great when I need a quiet space to work from home or have online meetings. Having all these facilities in one place is a huge benefit.

I've been living at Momento Hayes for a year now and honestly couldn't be happier with the property.
The staff are fantastic and I can't fault them. Emeric from the maintenance team is brilliant – he's friendly, knows his job inside out, and always gets things sorted. The rest of the team are just as helpful and always go above and beyond. When I moved in with loads of boxes, they even lent me a trolley, which made the whole process so much easier. The welcome from the team was fantastic too. They even offered my family free coffee and cold drinks while they were helping me move in, which they really appreciated. It made us all feel looked after from day one.
How has the building management responded to any problems or issues you have raised:
The area feels safe, and having security on site at night gives real peace of mind. Charles has helped me when I accidentally locked myself out. He made sure to check my ID before letting me back in, which I really appreciated because it shows they take residents' security seriously.

Overall, Momento Hayes is a fantastic place to live. The apartments, facilities and outstanding team make it feel much more like a community than just another apartment building. I would happily recommend it to anyone looking for a modern, friendly and secure place to call home.

Great facilities, but too many service issues
We’ve lived at Coppermaker Square for around six months and, overall, the development has a lot going for it. The facilities are genuinely impressive, with a very good gym, pool/spa, shared workspaces and a concierge team that has generally been polite, helpful and responsive. The apartment itself is also a strong point: it is a good size, has plenty of storage, a useful dual-aspect layout and a lot of natural light, which makes it feel bright and comfortable to live in.
That said, there have also been a number of issues that have affected our experience and make the development feel mixed overall. The biggest concern has been the heating and cooling system, which is tied to a district energy network and comes with substantial standing charges whether or not the service is working properly. During the recent heatwaves, the cooling has repeatedly failed or underperformed, and this has been particularly frustrating because residents have no real alternative provider. For a development of this price point, that lack of reliability is disappointing.
There have also been a surprising number of building-wide issues in just the first six months. These have included the rubbish chute being out of action for weeks, a pipe burst that caused flooding in the basement, a period where water supply to apartments was interrupted, and a WiFi outage that lasted several days. On top of that, higher floors do not seem to receive much mobile signal, so when the WiFi was down it created a real inconvenience. The general impression is that the building is still working through some reliability and maintenance issues that you would not expect to see so often in a new development.
The quality of some of the interior finishes and fixtures is also below what we expected. While the apartment is spacious and well laid out, some of the furniture and kitchen materials feel cheaper than they should. The worktops appear absorbent and stain easily, the appliances are an odd mix, the dishwasher lacks some basic functions, and the oven is more complicated than it needs to be. The extractor fan also does not seem to vent properly, which leads to condensation building up on the cabinets when cooking. The washer-dryer is also not especially user-friendly and feels like one of the weaker points of the apartment.
In short, Coppermaker Square has a lot of strengths in terms of amenities, space and convenience, but the repeated issues with building reliability, cooling performance and the quality of some finishes mean it does not quite live up to the standard you would expect at this price.
Please tell us about the good and bad aspects of living in your local area:
Coppermaker Square is in a very convenient area, with good access to Stratford’s shops, restaurants, bars and open spaces, as well as excellent transport links nearby. Day-to-day living around the area feels practical and well connected. The main downside is that some of the wider building services and systems have been unreliable, which has affected the overall experience.
How has the building management responded to any problems or issues you have raised:
Building management has generally responded well to maintenance issues, with requests usually being picked up quickly and handled without too much hassle. The main frustration has been the process itself, rather than the actual response times. They use a fairly clunky maintenance app with limited drop-down options, which can make it awkward to log an issue in the right category, but in practice requests still seem to be routed correctly.
The only issue we had where the process felt slow was when we first moved in and the WiFi didn’t reach all the way into the bedroom. The WiFi provider responded quickly and offered possible solutions, such as moving the router or installing another one, but said this required sign-off from building management. Despite chasing it repeatedly, the approval did not come through for quite some time, so we ended up finding our own workaround. Interestingly, management eventually approved the request months later, by which point we had already sorted it ourselves and told them not to proceed.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish we had known before moving in is more about the district energy system, especially the high standing charges and how unreliable the cooling can be in hot weather. I also wish we had better understood the quality of the materials and finishes, as they feel less premium than we expected for the price. On the positive side, the pool and spa facilities are genuinely excellent and a real benefit that you don’t often find in this sort of development.

Easy living.
My second year at CMS and it has been amazing so far. Great amenities and a genuinely helpful team. Special shout out to Manav from the front desk team, he’s got a great problem solving attitude and is always keen to help whether its day to day issues or something else. Keep it up!!

Right next to the mall and Olympic park. Offers you a wide range of restraunts, cafes, shops and parks as well.

Always found the maintainence to be active and responsive.

Next to the stadium , so alot of events happen and you might encounter road closures every now and then, but access to station is always open, which is great!!

Beautiful building, good architecture, with modern amenities like lounge, restaurant, gym etc with wifi facility. Its quite well managed, maintenance service is fast and quick, staff is efficient and acts quickly to resolve any compalaint. Enjoying staying here..
