Breakfast can migrate into the garden, doors can stay open through the afternoon, and dinner can comfortably stretch outside.

The garden itself has been thoughtfully landscaped and feels remarkably private for such a central setting, with paved seating, lawn and established planting enclosed by cedar-panelled fencing. There is also a purpose-built steel-framed bin and log store with a slate roof, along with an outdoor double electrical socket.

The owner’s improvements have continued right up to the present day. Alongside the roof, windows and French doors, recent works include new electric rain-sensing rooflights, plantation shutters, a new marble fireplace and log burner, galvanised steel fencing with cedar panels, upgraded electrical boards and carefully considered external metalwork.

It is this combination that makes the house particularly interesting. It has the charm and individuality people look for in a West End mews, but without the lengthy list of projects that can sometimes come with one.
