Description

Characterful two double bedroom period conversion apartment of 720 square feet, with its own front door, a cute enclosed courtyard garden plus a front courtyard garden too, and a Freehold-share.

Your new pleasing pad is set within a beautiful Georgian Grade II listed semi-detached building, just an eight minute walk from Peckham Rye Station (and you are 12 from Queens Road Peckham Station), close to Mountview Academy for Theatre Arts and to Peckham's library and leisure centre.

Walk one minute for bus links (it is a 15 minute bus ride to Elephant & Castle to pick up the tube there). You are also really close to Burgess Park and the Surrey Canal path.

In your own front door and your smart twin-sashed reception room rests on your right. It is over 14 feet by over 11 feet, with a central feature fireplace and gorgeous block parquet flooring.

Next up is the generous galley-kitchen with French doors opening at its foot. Enjoy timeless Shaker-style units teamed with wooden worktops. Your private courtyard has access to a useful and substantial store (further storage is provided by a cupboard in the hall just outside the front door).

A modern bathroom is next door, with white sanitaryware, an over-bath shower, and metro-tiling.

Moving through the flat, up a couple of steps, and on your right is the first sash-windowed double bedroom, of over 10 feet by over 9 feet. Straight ahead is the principal bedroom, of over 12 feet by over 12 feet. Both notably quiet rooms have stripped wooden floors and smart sash windows (which have sound-proofed audio glass).

This is a super central Peckham spot. Bellenden Road is a short walk for independent cafes, restaurants and shops. Some of our favourites include Artusi, Ganapati, The Begging Bowl, Puzza Nerds, Review bookstore and Petitou (the latter is on nearby Choumert Road). We also highly rate Levan, Hausu and Il Giardino on Blenheim Grove.

Local pubs include The Greyhound, The Montpelier, The Prince Albert and The Vic(toria) Inn.

Rye Lane is really close, too, for trendy destinations such as Peckham Levels, The Market Building and The Bussey Building (yoga classes, exhibitions and more) and Copeland Park, plus handy high street shops, markets and services. Peckham Plex Cinema is here as well, for £5.99 films.

For further options, Camberwell, Nunhead, New Cross, Deptford, Dulwich, Bermondsey and Borough are all close.

Beyond Burgess, Warwick Gardens is a nice neighbourhood park, and Peckham Rye Park and Common’s 113 acres are a short walk, just head straight down Rye Lane.
