Property Insight
Tucked close to the heart of Fordham, this well-presented first-floor apartment makes a natural first purchase or a sound buy-to-let, well placed for Newmarket, Ely and Cambridge and quick to reach the A11 and A14. What sets it apart from most flats at this level is its own private street entrance, with a ground-floor reception hall and staircase rising to the accommodation above rather than a shared communal approach — much more the feel of a home than a compartment. The apartment extends to approximately 688 sq ft, is offered with a long lease of 963 years remaining and no ground rent or service charge, and comes with no upward chain — a combination that removes the recurring costs, short-lease worries and onward delays that so often complicate a purchase of this kind.

A private front door opens into the ground-floor reception hall, where the staircase leads up to bright, neutrally decorated living space finished in soft tones with wood-effect laminate flooring running through. The lounge/dining room is the standout, with ample room for both a full seating arrangement and a dining table, a window drawing in good natural light, and a recessed shelved alcove adding a little character. The kitchen sits adjacent, fitted with a run of white units and dark tiled-effect worktops, a sink beneath the window and space for a freestanding cooker and further appliances — a straightforward, functional space that is clean and ready to use, with clear scope to upgrade in time.

The sleeping accommodation comprises two double bedrooms, one with wood-effect flooring and the other carpeted, both a comfortable size, served by a bathroom finished with a white suite, a bath with shower over and a skylight that keeps the room bright. Neutral throughout and requiring little more than furniture, the apartment works equally well lived in or let. Its central village position puts Fordham's shops, pubs and everyday amenities within an easy walk, while Newmarket, Ely and Cambridge stay comfortably within reach by road and rail. With its long lease, the absence of ground rent or service charge, and no chain to hold things up, it offers a genuinely straightforward route onto the ladder or into the rental market.

Location – Fordham
Fordham is a pretty parish village in rural Cambridgeshire, 4 miles north of Newmarket and close to Soham, Burwell, Isleham, Mildenhall and Chippenham, as well as 17 miles from Cambridge and 19 miles from Bury St Edmunds. The village has a rich heritage and has been occupied for several thousand years, with Early Bronze Age and Iron Age weapons and tools found locally. The parish church of St Peter & St Mary Magdalene is a Grade I listed building dating from the 12th Century, noted for its fine and unusual 14th Century north chapel with upper floor and undercroft. The Crown, The Chequers and The White Pheasant are three excellent pubs and restaurants, and amenities include a primary school feeding into Soham Village College, a convenience store, coffee shop, butchers, garden centre, service station, recreation ground, fish and chip shop, post office and a regular car boot sale. Newmarket station serves Cambridge, London Kings Cross and Ipswich, and the A11 and A14 reach Cambridge and Bury St Edmunds in under 30 minutes.
