Amazing area, coal drops yard has so much to offer and if you go the other way towards islington there are some lovely pubs and parks too!

King’s Cross has a fantastic variety of local shops, cafes, and open green spaces nearby. Transport links are exceptionally convenient for commuting and the street itself is generally quiet and peaceful.

Very well. I recently had a query and derek responded very promptly and well.

Living in this area offers a fantastic balance of convenience, lifestyle, and accessibility. The range and quality of local shops, independent cafes, and restaurants are exceptional, making daily errands and weekend leisure effortless. There are also well-maintained green spaces and parks nearby, perfect for morning runs or relaxing outdoors. ​Transport links are outstanding, with multiple quick options connecting seamlessly to central hubs. Public transport runs frequently and reliably, making daily commuting completely hassle-free. ​The neighborhood itself is peaceful, clean, and feels very secure. Bin collections and council services operate smoothly on schedule, and traffic noise is surprisingly minimal given the central location. Parking is manageable and well-regulated. Overall, it’s a friendly, safe, and vibrant community that offers an elevated urban living experience.

How has the building management responded to any problems or issues you have raised:

The building management and concierge team have been consistently outstanding, highly responsive, and professional whenever any issues are raised. A special mention goes to Marwa and Sergei, who do a brilliant job during the daytime shift with their warm, attentive, and efficient service. Equally, Anthony on the night shift ensures everything runs seamlessly around the clock and is always exceptionally helpful. Maintenance requests are addressed promptly, communication is always clear, and the team genuinely goes above and beyond to make residents feel well supported and valued.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known earlier is how effective the building's sound insulation and climate control are, which keeps energy bills noticeably lower than expected throughout the year. Additionally, taking full advantage of the resident amenities and online community board early on makes settling in much smoother and helps you get connected with the local area very quickly.

Please tell us about the good and bad aspects of living in your local area:

The location is great overall. King’s Cross has a really nice atmosphere and pretty much everything you need nearby, lots of restaurants and cafés, Waitrose, and plenty of other places within walking distance. It’s a very convenient area to live in, and having Santander bikes nearby is useful too. There’s only one bus route right by the development, but overall public transport is obviously very good around King’s Cross. Having parking in the building is also a huge plus for us. Honestly, without it we probably wouldn’t have chosen to live here. The main downside is driving anywhere outside London. Whether you’re heading north, south, east or west, it can easily take an hour just to properly get out of London. That’s probably the biggest negative of the location for me, but overall the positives definitely outweigh it.

How has the building management responded to any problems or issues you have raised:

Extremely well. Every issue we’ve raised has been dealt with quickly, efficiently and in a really friendly way. When we first moved in, there were a few small marks on the walls, and someone came and repainted them. Whenever there’s been a minor issue, like a light needing to be replaced, it’s been sorted very quickly. The best example was when our dishwasher broke. Someone came to look at it almost immediately and tried to repair it. When it turned out that it couldn’t be fixed, they replaced the whole dishwasher with a new one the next day. So far, every single problem we’ve had has been resolved, usually very quickly and without us having to chase anyone. I’m genuinely very impressed with how responsive the management team is.

Please share one thing (or more) which you wish you had known before you moved in:

One thing that actually worried me during our first viewing was a smell from the bin area on the floor. I remember wondering whether that was just how the corridors normally smelled. After moving in, though, I realised it must have been a temporary issue (something had probably been blocked or needed cleaning) because it was sorted and hasn’t been a problem since. The corridors normally smell absolutely fine. I also wish I’d known how available the common areas would actually be. During the viewing, I assumed that with so many residents you might constantly be competing for the cinema, lounges and other shared spaces. In reality, they’re surprisingly quiet and you can almost always use them when you want to. That has been a really nice surprise. We viewed three different apartments in the building before choosing ours. One slightly unusual thing I noticed is that the empty apartments actually showed better than some of the occupied ones we viewed. Obviously that depends entirely on the previous tenant, but if I were viewing again I’d definitely try to look past how someone currently lives in the apartment and focus on the apartment itself.

King’s Cross is an excellent area to live in, with a huge choice of restaurants, cafés and shops nearby. The transport links are exceptional, making it very easy to reach anywhere in London. Granary Square, Coal Drops Yard and Regent’s Canal are also within walking distance. The area can get busy during peak hours, but overall it is convenient, lively and pleasant.

How has the building management responded to any problems or issues you have raised:

The building management and concierge team have always responded quickly and professionally to any questions or requests. Edson in particular has been exceptionally helpful, friendly and willing to assist with anything I needed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known beforehand just how valuable the concierge service would be. Having such a friendly and supportive team available makes everyday life much easier, especially when settling into a new city.
