The local area is very convenient and pleasant to live in. There is a great range of local shops, cafes, and supermarkets within easy walking distance. Public transport links are reliable and frequent, making commuting hassle-free. The street itself is generally quiet with minimal traffic noise, predictable bin collections, and a safe atmosphere overall.
How has the building management responded to any problems or issues you have raised:
Building management responds very quickly and professionally. Sian and the team resolve any raised issues efficiently.

How helpful and responsive management (especially Sian) would be, as well as how quiet the building actually stays throughout the day and night!

Living at Moda, The Mercian on Broad Street has been a great experience overall. The building is modern, secure, and very well maintained, with excellent amenities and a friendly, professional management team. The location is one of its biggest strengths, with a wide selection of restaurants, cafés, supermarkets, gyms, and entertainment venues all within walking distance. Brindleyplace, the city centre, and the canal area are just a few minutes away, making everyday life very convenient. Public transport is excellent, with frequent buses, nearby tram stops, and Birmingham New Street station within walking distance, making commuting straightforward. The area is lively, especially on weekends, so there can be some evening noise from Broad Street, but the apartment’s sound insulation helps reduce it. Bin collections are well managed by the building, and security measures help create a safe environment. Parking is limited unless you have an allocated space, but for those who mainly rely on public transport or walking, the location is hard to beat.
How has the building management responded to any problems or issues you have raised:
The building management has always been responsive, professional, and helpful whenever I have raised any questions or maintenance concerns. Issues have been acknowledged promptly, communication has been clear throughout, and any necessary actions have been handled efficiently. The reception and management teams, especially Kirsty, Peter, and Moses, are always approachable, friendly, and willing to go the extra mile to ensure residents have a positive living experience. Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how active and social the community is. The building offers much more than just stylish apartments—there are excellent resident facilities, regular events, and a welcoming atmosphere that make it easy to feel at home. I’d also recommend choosing a higher-floor apartment if possible, as it offers fantastic city views while reducing the noise from Broad Street, especially on busy weekend evenings. Overall, the convenience of the location, the quality of the amenities, and the friendly, helpful staff make living here a very enjoyable experience.

Please tell us about the good and bad aspects of living in your local area:
I shared a 2-bed last year, but got a 1-bed this year. I haven't moved in yet, but I can't wait. The view is amazing! My friend Jing already sent me photos. It is exactly the city view I want: city lights, sunrise in the morning, and sunset in the afternoon. My last flat faced south and it was way too hot a few days ago.
How has the building management responded to any problems or issues you have raised:
The team really cares. They sort things and reply to emails so fast. Changing from a 2-bed to a 1-bed was super easy. Big thanks to Tayla, she is so patient!
Please share one thing (or more) which you wish you had known before you moved in:
I lived here a year and lost two parcels. Management needs a better way to manage the parcels. There is no real process. You tell the securityand they just open the door. They don't go in with you. You dig through a huge pile to find your box, then just walk out. No signing, no records. If a parcel is lost, you have to call the police. You can't check the CCTV because of GDPR. Of course, my stuff worth no more than £50, sometimesmaybe £200 max. I won't waste time calling the police. I just take the hit.

I moved out before, but I've decided to come back. You don't realize how great this place is until you leave. The management team, especially Tayla, replies to emails incredibly fast, which really touched me. They are the most efficient team!
How has the building management responded to any problems or issues you have raised:
However, I did have one bad experience. Last time I moved out, there was a dispute over the deductions. When I raised an objection, they stopped replying to me. It's been two months, and my deposit is still stuck. The only downside here is that the move-out process is very difficult, and getting your deposit back is a real struggle. Even the deposit company can't help because they get zero response from the landlord—no confirmation, no rejection, just nothing.

There is nothing I should know because I’m familiar of this place.
