Description

A46963JLT21 - A Turnkey period property with contemporary upgrades in the medieval Burgundian town of Semur-en-Auxois.
Walking into this character-filled property in Semur-en-Auxois you are greeted by a room on your left that could lend itself to a bedroom, kitchen or office. On the right there is a very large reception room that could accommodate a huge family dining area with ease.
An archway leads to a room that has previously been used as a small kitchen but the exposed stone wall and balcony access would make it better suited to an extension of the reception area.
There is a guests WC off this room.
Off to the right of the wide archway there is a very spacious and contemporary lounge with a woodburner and access to another balcony, this room has beautifully finished plasterwork contrasting more exposed and pointed stonework.
From the reception area you access a solid wood staircase leading to the first floor.
The lobby of the 1st floor is original wood flooring. A corridor leads through to the 3 bedrooms (one ensuite) and a family bathroom.
There is another staircase leading from the lobby to an attic which is currently unused but could be converted to an beautiful master suite with ensuite. The attic benefits from 4 original low-level windows and 2 velux windows which provide plenty of natural light.
The lower level can be accessed both from the ground floor living area, a door out to the small road running below the property, or the electric garage door, where there is enough room to store multiple small vehicles.
As well as the garage, on the lower floor, you will find the boiler room which could be also be used as a laundry room, a wine cellar and 2 very large and dry storage rooms with their own access to the lower road.
A few paces up the road you will find a wonderful detached, walled garden with mature grape vines offering sweet and tasty fresh fruit and an area to while away a sunny afternoon in peace and tranquillity.
Semur-en-Auxois is a picturesque medieval town in the Côte-d’Or department of Burgundy, roughly halfway between Dijon and Auxerre. Built dramatically above the Armançon River, it is particularly known for its fortified old town, imposing medieval towers and attractive Burgundy-stone houses.
The historic centre is compact and characterful, with narrow streets, small squares and traditional shops and cafés. Its most recognisable landmarks are the four large towers that survive from the medieval times, along with the Collégiale Notre-Dame, an impressive Gothic church dating principally from the 13th century. Down by the river, old bridges and views back towards the town provide some of Semur's most attractive scenery.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
