Introduction

This gorgeous cottage on the outskirts of Rugeley is set within extensive grounds that include two large fields and an impressive front entrance. Grounds

Viewers are encouraged to look at the plan of the available plot shown with the photos. This shows the grounds where, behind the cottage, the slope creates a natural boundary for two large fields, with the lower of the two being particularly impressive. The lower field has a gated access from Batesway whereas the upper field is accessible from large wooden gates from the A51 Main Road.

The main entrance to property is from Batesway, as a huge gravel driveway curves round the outbuildings at the front of the cottage round to a block-paved drive for parking at least two cars.

The cottage is surrounded by low maintenance patios and gravel. We are informed that to the left of Rock Cottage is a large block paved base that has footings in place for an extension if desired. Behind the cottage is a large retaining wall to separate the slabbed patio from the rising fields behind. Steps are in place to access the two main outbuildings at either side of the cottage rear.  

Rock Cottage

This lovely, detached cottage features two reception rooms and kitchen on the ground floor, and three double bedrooms with en suite and family bathroom on the first floor. There is also a rear porch leading to both the side and rear patios, and a WC that is only accessible from the patio to the right of the cottage. This WC also houses the gas central heating boiler.

Guests enter the glass panelled wooden entrance door into the dining room with a door to the immediate right to enter the lounge. These are both generous reception rooms, with the lounge having a log burner fireplace. French doors from the lounge open out to the patio at the right side of the cottage. The dining room has a large fireplace surround, although no actual fire which allows the buyer an option in the future.

The kitchen has a moder suite fitted in a wide galley style. Fitted within the units is an integrated washing machine, with a large range oven in pace that will remain as part of the sale. A one-and-a-half-bowl sink with drainer is positioned in front of the window looking out to the rear. A door is available to the left of the kitchen to access the rear porch.

From the dining room, the staircase leads in a straight fashion to the landing where there are doors to each bedroom and the family bathroom, as well as a handy storage area. As mentioned above, all three bedrooms are double in size with each featuring either fitted or built-in wardrobe storage. Bedroom one is open plan with its en suite shower room to the right of the entrance. The en suite comprises of a shower cubicle, pedestal wash basin, mirrored cabinet, and toilet.

The family bathroom is more modern than the en suite, comprising of a P-shaped bathtub with shower and curved screen fitted over, a pedestal wash basin and toilet.   

Outbuildings

Surrounding the cottage are multiple outbuildings. These comprise of a games room complex and annexe to the rear, and a range of sheds and a garage to the front.

The games room is particularly impressive. It features a large hall that used to house a full-size snooker table and was used by the family to host a range of functions. To the right of the games room French doors open out to a decked balcony where there is a small room that was used as a home sauna. To the lower level in front of the games from is a small room that was used to host barbecues.

At the opposite corner of the cottage rear is a detached annexe. This features two large rooms with a wide opening between and each room having a window to allow natural light. At the far end is a log burner and wash basin unit.

The outbuildings in front of the cottage comprise of a large wooden garage that has double doors to access, and three large sheds. Two of the sheds are joined together at a right angle. The garage and all three sheds have been painted an attractive shade of green.

Utilities

As common with rural properties such as this, the property doesn't have mains gas and is instead LPG. Drainage is provided by a septic tank with is located behind the garage, underneath a concrete base.

TRANSPORT LINKS

The property is located beside the A51 which leads to Lichfield in the south and Cannock and Stoke in the north. At Lichfield there is access to the A38 for Birmingham and Burton as well as the M6 Toll, whereas the M6 North can be found at both Cannock and Stoke.

The nearest Train Stations to the property are Rugeley Town and Rugeley Trent Valley. Both stations are on the Chase Line and offer services to Birmingham New Street. Rugeley Trent Valley is also on the West Coat Main Line and therefore offers services to London through Lichfield and Tamworth, and Liverpool through Stafford and Crewe.

Regular bus services are available from nearby Main Road in Brereton that lead to Rugeley and Lichfield. From the bus stations at both of these locations there are services to much of the midlands area.

SCHOOLS & AMENITIES

Parents will be delighted to learn that Redbrook Hayes Community Primary Academy is within walking distance at just 0.5 miles away. The catchment high school isn’t listed but we believe this is likely to be the recently opened Rugeley John Taylor. We must advise that parents make their own enquiries to this and the school catchment.

The property is close to Cannock Chase and this provides an excellent area for walking, cycling, horse riding and running, amongst many other activities. Brereton is a village on the south side of Rugeley and has convenience stores located on Main Road as well as Ravenhill Park. The town centre of Rugeley has a range of independent and well known stores and restaurants. Supermarkets in the town include Tesco, Morrisons, Aldi and Lidl.
