Description

A Note from the Homeowner

We first saw No.2 as an empty shell in need of some real tlc. We loved the grandeur, the high ceilings, the huge sash windows, picture rails and the spacious rooms. Then when we looked outside at the gardens, our fate was sealed. It took us 6 months to refurbish, a project that we enjoyed doing as we could see how beautiful and homely it was becoming.

Now, we enjoy throwing open the French doors & windows, sitting outside with a coffee and listening to the birds, watching the hares chasing around the garden or seeing the muntjacs bring their youngsters through to munch the hedges. The buzzards & red kites do spectacular aerial displays above and we have cows in the adjacent fields that are real characters. The peacefulness is refreshing in today’s crazy world though.

We’ve enjoyed the Christmas & Summer get togethers in the main hall and gardens with everyone; helping to create a new kitchen garden for vegetables and flowers; I’ve never made so many crumbles and pies using the apples & pears from the orchard, rhubarb from the garden and blackberries from the hedges; our neighbours have been warm and welcoming and we know we’ve made lasting friendships here; we’ve even had an 8ft Christmas tree in our lounge!

Sometimes, hearts belong elsewhere though, and for us the hills and mountains of the north are calling. We know whoever chooses No.2 will love it as much as we have though. Its a wonderful hug of a home.

Agent's Perspective

Approaching along the original tree-lined driveway, it’s easy to appreciate the grandeur of what was once Mortimer Lodge, an impressive Victorian country house that has since evolved into one of Mortimer’s most distinctive residential buildings.

Since purchasing the apartment in 2023, the current owners have carried out an extensive refurbishment, including a new kitchen, bathroom, en suite, boiler, radiators and electrical upgrades, creating a home that’s ready to move straight into.

Inside, the quality is immediately apparent. Charming shutters, bespoke fitted wardrobes in the principal bedroom and carefully chosen finishes give the apartment a timeless, elegant feel, while the impressive 21ft bay-front lounge is a wonderful space to relax or entertain.

Outside is where this home becomes truly special. Set within more than four acres of beautifully maintained communal grounds, you’ll find an orchard, a residents’ kitchen garden for growing fruit, vegetables and flowers, and plenty of open green space to enjoy. Positioned to make the most of its east-facing aspect, it’s the perfect place to enjoy a morning coffee while watching the sun rise over the far-reaching countryside views.

Practicality is just as impressive, with two generous double bedrooms, two bathrooms, two allocated parking spaces, visitor parking, a useful storage shed, and the added benefit of a share of the freehold with a peppercorn ground rent.

For buyers seeking period character, modern comfort and an outstanding setting, this is a home that truly stands apart.
