Description
New homes in the Lake District National Park are rare. New detached homes on the fellside above Glenridding, with the Helvellyn range filling the windows, almost never come up. This is one, and it is already rising from the ground.
G Bowman Building Contractors, well-regarded local builders, are building a three-bedroom detached house at High Glenridding in Lakeland stone and dark timber under a slate roof. It has been designed around the view, with full-height glazing to the gables, a first-floor balcony, and an open-plan living space that opens straight onto the garden. Buy now and you can follow it from first stone to front door key.
A local occupancy restriction applies. Full details are set out below.
THE DESIGN
This is a contemporary Lakeland house: traditional materials, used with confidence. Local stone walls and a slate roof tie it to the valley. Dark vertical timber cladding, an oak-framed entrance and tall gable glazing make it unmistakably new. It will sit behind a drystone wall, looking as though it has always meant to be there.
GROUND FLOOR
The entrance hall sets the tone, open to a galleried landing above with the staircase rising through the space.
To one side is the lounge, a room of its own with a wood-burning stove and a stone chimney: the place for winter evenings after a day on the hill.
To the other is the heart of the house, an open-plan kitchen, dining and day room running the full depth of the building. The kitchen has a central island. The day room has glazing wrapping the corner and doors opening to the terrace and garden, so the fells are part of the room.
A utility room, cloakroom and store sit behind the kitchen, with a door through to the integral garage. Muddy boots, wet dogs and bikes have somewhere to go that is not the hall.
FIRST FLOOR
The principal bedroom is partly open to the ridge, with its own en-suite shower room. Two further double bedrooms share a glazed gable and a balcony with a glass balustrade. The family bathroom has both a free-standing bath and a separate shower.
OUTSIDE
The house stands in its own plot off Greenside Road, with an integral garage, private parking, a paved terrace and a lawned garden enclosed by drystone walls.
BUILT FOR LOW RUNNING COSTS
Heating is by air source heat pump, with solar panels on the roof. Being new, the house is built to current insulation standards, which matters at this altitude and will show in the bills.
THE LOCATION
High Glenridding sits above the village on the road to the old Greenside mine, where the valley narrows and the fells begin. Walk out of the door and you are on the path to Helvellyn, by Striding Edge or Swirral Edge, with Sheffield Pike, Glenridding Dodd and Birkhouse Moor on either hand. The Travellers Rest is a few steps down the road, which is useful on the way back.
The village itself is ten minutes' walk downhill, with shops, cafes, hotels and the Ullswater Steamers pier. Ullswater offers sailing, paddling and swimming, and the Ullswater Way circles the lake.
For everything else, Penrith is around 13 miles away, with supermarkets, a mainline station on the West Coast line and Junction 40 of the M6. Ambleside and Windermere are over the Kirkstone Pass.
