Description

What’s On Offer?
Laurel Court is a small block of modern apartments found on Cavendish Road, just a short walk from Bournemouth Town, sandy beaches and transport links. Found on the top floor of this purpose built building with lift access, this home feels just like a bungalow in the sky and offers a feeling of tranquility, with lush tree top views. This home is offered with a share of the freehold!
Standout features include a private garage with parking in front, sunny communal gardens, visitor parking and a HUGE private loft space. This is an opportunity to secure a plug and play, low maintenance property that delivers a brilliant lifestyle and peace of mind, in a lovely neighbourhood.

Secure Entrance.
Access through the secure intercom communal front door into well maintained hallways…take the stairs or the lift to the top floor. You’ll notice just how peaceful this block is, thanks to amazing neighbours and a solid construction. Through your front door and…relax.
Soft, neutral colours throughout offer a canvas ready for your own personal touch. There’s nothing needing doing here, so you’ll be able to enjoy it from day one and focus on adding your style over time. A spacious hallway gives access to all main rooms, and this is also where you can access the most surprising loft space we’ve seen in an apartment in a long time. (Honestly, you won’t be short on storage here!)
There’s space for storage, coats and shoes plus theres a cupboard to keep everything else out of sight!
Let’s head into the showstopper room…

THAT LOUNGE.
Sun beams into this versatile space throughout the day and into the evening thanks to large sash windows (new) on both South and West walls. The apartment is a great size overall, but particularly this room, being square (easy to figure out where everything goes), large enough for substantial sofas, furniture and a full dining set and there’s a true indoor-outdoor feeling in all seasons thanks to being eye level with surrounding tree tops. This room isn't connected to any neighbours, so you can hunker down to a good movie or read that new book in extra peace.
Carpets are in great condition, walls are perfect, ceilings are high and there’s no Artex to be seen. We really like the ceiling shapes here, with just a few angles to give it character. Buyers can rest assured that entertaining here will be a joy, with plenty of space and the perfect vibes to boot.

Chef’s Quarters.
If you prefer to keep cooking smells away from the living space and dirty dishes out of sight when entertaining, you’ll love the separate kitchen here. Ample dual-colour floor and wall units provide lots of storage, plenty of worktop space is welcomed when preparing your signature dish and integral appliances like the cooker and hob mean new owners can move in and get cooking on gas…literally!
Appliances include a slimline dishwasher, electric oven with gas hob and extractor over. The gas combination boiler is up on the wall where it should be and a central recessed window keeps the room bright throughout the day; it also helps with cooking smells and burnt toast! There’s space for a tall fridge freezer and we absolutely love the breakfast bar- it’s ideal for morning coffees and chatting with guests whilst you’re cooking.
Right, dinner’s done and the washing up can wait- time for bed!…

Bedrooms.
As with the rest of the home, the bedrooms are a surprising size, with the primary bedroom being particularly spacious. There’s room for a king bed plus bedside tables in addition to the built in full length wardrobes and dressing table. Another large recessed sash window lets in light and keeps things cool in the warmer months. Of course being on the top floor means these windows can be left open when you’re at the beach, ensuring a comfortable environment for your return! The primary bedroom also boasts an en suite shower room, fitted beautifully and finished to perfection. Modern bespoke fitted units for storage, a hidden cistern and sunken basin looks amazing, the shower cubicle is a comfortable size, tiled walls are easy to keep clean, a heated chrome rail keeps your towels toasty and there’s even a bidet next to the space-saving sliding door. Cleverly designed and perfectly executed. Bravo.

Bedroom 2 currently doubles as a home workspace and guest room with a daybed, full length integral wardrobes and TWO sash windows..
It’s perfect for its current job, equally as good for children/visitors and certainly doesn’t feel like an afterthought…unlike with many apartments!
Visiting guests can effectively have their own dedicated bathroom, with the main bathroom being just over the hallway, offering a three piece suite comprising bath with shower attachment, basin and toilet. Half tiled walls and a neutral colour palette make this a calm space, and once again there’s an openable double glazed window to help with ventilation.

Outside.
There are communal gardens to enjoy front and rear of the building, but the rear garden is notably private, being tucked away with only your immediate neighbours nearby. The grounds are very well maintained with lawns, shrubs and trees pruned routinely. Owners can relax on the grass in the sun or find the shade after a long day at the beach, quiet and safe thanks to the private location. This is also where you’ll find your private garage. It’s ideal for smaller cars, classics, bikes and sports equipment. If that massive loft space wasn’t enough, or you’ve got outside gear to store, this is the apartment for you! There’s power, the door works (also rare!) and it’s weather tight. The seller advises us that she parks in front of the garage, and that there are plenty of visitors spaces.

“I wish I could take my neighbours with me!”
This is a well-managed building with a small number of flats, all in good communication. An example of how things can be done, the sellers will miss the organisation and collaboration that puts their minds at rest and keeps this building running smoothly. No major works are currently planned, thanks to the maintenance charge kitty being utilised for general proactive maintenance when required.
The seller will miss her little 'bungalow in the sky’, having loved and improved it for over a decade. This is a brilliant option for those searching for a turn key home in a sought-after residential location.

Location, Location.
The new owners will benefit from wide ranging amenities on their doorstep, being just 1 mile from the beach, 0.5 miles from Bournemouth town centre, and 0.5 miles from Bournemouth train station which gives direct routes to Southampton, Weymouth and London Waterloo. This home is also within catchment for several popular schools including Livingstone Academy Bournemouth and Malmesbury Park Primary School, while Bournemouth School, Bournemouth School for Girls and Glenmoor Academy are also nearby. Medical practices locally include Holdenhurst Medical Centre, The Panton Practice and Nuffield Hospital, plus the Royal Bournemouth Hospital is just a short drive away.
Drivers can easily join the Wessex Way (A338), which in turn joins the M27 motorway for a London commute of 1hr 30mins. Bournemouth and Southampton International Airports are also nearby for speedy holidays and business trips.
Main bus routes are on your doorstep, so whether you’re on foot, bike, travelling by car or catching the train, you’ll have plenty of options.

Agent Note.
This is truly one of the most pleasantly surprising apartments we’ve visited in a long time. The sense of calm here puts you at ease straight away and the ability to open all of the freshly installed sash windows really gives an airy feeling that most flats can’t match. Storage is also a massive bonus here (we actually can’t wait to show you the loft!) and the location speaks for itself. We’re looking forward to showing you around your new home!

Offer Check Procedure.
If you are considering making an offer for this or any other property through Lloyd Young Homes, please make early contact with our team to verify your buying position. Our Sellers expect us to report on each buyer's ‘proceedability’ whenever we submit an offer, which will include proving available funds, mortgage agreements and clarification of timescales. Buyers must have this information ready before booking viewings.

Anti Money Laundering.
We have an obligation to complete anti-money laundering checks. When submitting offers, please call the office to book an AML check. AML check includes taking copies of two forms of identification for each purchaser. Proof of address and proof of name document is required.

Mortgage & Protection.
We have whole-of-market advisors offering mortgages and various protection products from a panel of lending insurers. Fees are competitively priced, and they can help advise and arrange mortgages and protection for anyone, regardless of who they are buying and selling through.
If you're looking for advice on borrowing power, what interest rates you are eligible for, submitting an agreement in principle, placing a full mortgage application and ways to protect your health, home, and income, we can help.

Solicitors.
Choosing the right conveyancing solicitor is extremely important to ensure that you obtain an effective, yet cost-efficient solution and most importantly, a successful move. The lure of supposedly cheaper online services can be tempting, but this is a route fraught with problems that we strongly advise against. A local, reputable and experienced conveyancing team will safeguard your interests and get deals through. Lloyd Young Homes can recommend several local firms with the necessary local knowledge, with the capacity to execute efficient work. Please ask a member of our team for suggestions.

Viewings.
Viewings are carried out Monday-Saturday & select Sundays. Our sellers go to great lengths to prepare for your visit. We value their time, your time and our own time, so please check floor plans, photos and descriptions ahead of booking to avoid wasting it. If for any reason you need to cancel a viewing please call, WhatsApp or email us asap and of course, we’d love to answer all of your questions to make sure this home is a good fit.
