You know when you walk into a house and you just like it?

That's this one.

There's no complicated reason for it. It just has a really good feel.

I think a lot of that comes from the balance between old and new. You've got the character, proportions and individuality of an older house, but you're not inheriting somebody else's twenty year old kitchen and bathroom.

It's been properly modernised, it looks cool and, more importantly, it feels like a home.

The current owners have had both of their children while living here, so this house has been right in the middle of that mad stage of family life.

Babies coming home for the first time. Toys slowly taking over. Family popping round. Friends over for dinner. Lazy weekends in the garden. All the normal stuff that actually makes a house mean something.

And now, with two little ones and family life moving quickly, they're ready for more space and their next chapter.

Downstairs works really well.

You've got two separate reception rooms, one at the front and one at the back. I really like that because as much as we all love open plan living, having a couple of spaces where people can do their own thing is massively underrated.

Then you get to the extended kitchen diner.

For me, this is where the house really comes together.

It's modern, stylish and has the space for everyday family life. Breakfast with the kids in the morning, everyone around the table on a Sunday, friends over at the weekend. It's easy to imagine this being the room where most of life happens.

There's also a downstairs shower room, which is always useful, plus storage at the front of the garage for all the stuff that comes with having a family.

And there is always stuff.

Upstairs you've got two double bedrooms, a third single and a really nice family bathroom.

The bathroom deserves a mention too. There's a proper big bath as well as a separate shower, and it's been finished in the same modern style as the rest of the house.

Then there's the garden.

And it's a really good one.

There's loads of room for children to play, space for a dog, somewhere to have people round in the summer and still enough garden left to actually enjoy.

Location wise, you're in a really handy spot too.

You've got schools, shops and everyday essentials close by, good transport links into Birmingham and easy access towards Sutton Coldfield. So whether it's the school run, getting to work or just getting out and about at the weekend, life here feels pretty straightforward.

But for me, the reason I like this house isn't one particular room.

It's the whole thing.

The character of an older property.

The modern finish you actually want.

The space for a family to grow.

And that feeling you get when you walk through the door and can immediately imagine yourself living there.

It's just a really cool family home.

And I think the next owners are going to love it.
