Description
Thought to have been built in the 1700’s, not listed, this delightful house has been lovingly and skilfully improved and extended, in keeping with its style and character and recently enhanced further by the installation of an efficient energy system.

Period details retained include flagstone flooring, beams, elm and oak timbers, leaded lights, an inglenook fireplace, window seats and shutters. These are complemented a very recently installed air source heat pump, solar panels, a Solar Edge battery and a 210ltr Eddi water cylinder, all reducing running costs for the property to zero in the summer months. Cast iron radiators, a very well-appointed kitchen and excellent bath and shower rooms complete the this exceptionally appealing property.

Accommodation
A new, half glazed, oak front door opens to the hallway and to the left is a comfortable snug with a fireplace with multi fuel stove, painted side recess cupboards, shutters and flagstones.
On the other side of the hall is the splendid sitting room with flagstones, window seat and shutters and a handsome inglenook fireplace again with a multi fuel stove.

An inner hall has two very useful cupboards for coats and boots and leads to the quietly located study. From here a door opens to a handy store room.

The fabulous kitchen and dining room is a great living area. It has flagstones, beams and double French doors to the garden.

The kitchen area is classically charming, with handmade, solid, painted, timber floor and wall units, granite and timber worktop and breakfast bar, Belfast sink, tiled splashbacks and an attractive and a practical, electric Aga with extractor canopy is a focal point.

In the dining area there is plenty of space for the table and chairs and French doors lead out to the garden.

A door leads from the kitchen to the utility room. This has a delightful mini Belfast sink in a timber worktop, flagstones and a stable door to garden and a door to the integrated garage.
There’s space for washing machine and dishwasher and a door leads to the cloakroom.
