DESCRIPTION:
We are advised that the land totals to some 129.7 acres or thereabouts, with some 123.8 acres being classed as pasture, and balance of scrub / woods. The block in general lies around some 1000 feet above sea level.

The first section of the land lies mainly due West of the road, with one field set opposite, with this being a large field being mainly triangular shaped, level and with some areas of rush evident. No visible water supply connected to this enclosure. Access is directly off from the road.

The Western block is also accessed off the roadway, and we note from the Land Registry notes, that a Right of Way to the bounding area of woodland on the Western boundary is maintained along the Northern aspect hedgerow of the first field ( X -Y on the plan ) and there are rights to lay a hardcore surface along the right of way ( 30’ width ). This field is a sizable enclosure, and has been subject to recent rejuvenation works. It is mainly level, but runs off more on its Western aspect towards the woodland boundary. The next field bounds with the roadway, and again is level to gently sloping. We now head away from the roadside, and go into a block of smaller enclosures, being level on the Eastern aspects, but sloping away to the woodland boundaries on the Western aspect.

The private water reservoir tank is located between this block and the previous field noted. These fields have an older ley, but is in general good heart, and would be suited for grazing of both cattle and sheep, and with the majority suited for grass cropping also. The block follows the track down passed the Homestead, and becomes more level to gently sloping. In parcel 5567 (bounding with the third party Penygarreg Homestead) a purpose built sheep handling system has been installed in recent years with concrete base and galvanised pen framework, which aids a one man operation of rounding up sheep and relevant husbandry work needed to do with them.

There are two enclosures set on the other side of the track, with the one nearer the Homestead being gently sloping, with the other one being steeper sloping in nature, and a watercourse is evident in this enclosure, with areas of rush.

The track then bisects the land, before going down into the forestry section towards Gwernogle itself. From where the track bisects the land, you enter onto a block located on a plateau, which is level to gently undulating on the top and slopes off around on the sides, down to a valley bottom on the Eastern aspect. A steep wooded area lies on the Western aspect. The land bounds with woodland on its South Western and South Eastern aspects. The plateau block would be suited for grazing purposes as it is down to an older ley, and is split up into two main sections with fenced boundaries.

The whole of the lands are ring fenced for sheep, with the vast majority internally fenced also, with renewal of stretches having being carried out when necessary. The hedgerows have been subject to Tir Gofal agri-environmental works over the years, with double fencing and re-planting of hedges carried out, and all are in good order, with the more mature hedges having been cut on a regular basis. A combination of natural water resources together with the private water supply chamber feed the land at strategic points, but we cannot comment how reliable they are in a dry summer period.

We understand that there are documented rights of way as noted on the plan, between points A – B, subject to contributions to the maintenance of the rights of way.

The property is partly set alongside a minor council maintained no throughroad, which gives access to a number of rural properties in the community of Gwernogle ( 1.5 miles ) which is a collection of houses and farms, but with a small central cluster which includes a chapel. The minor road’s tarmac aspect ends at the homestead of Penygarreg Farm ( in separate ownership ) and is then a hardcore track which leads down alongside the subject land, and crosses one small section, before running down through a forest area to join up with the tarmac section of road leading out from Gwernogle. The property lies some 2 miles from the Llanllwni Mountain Road. The rural village of Llanllwni is some 4 miles distant and provides for village stores and sub-post office, primary school, builders merchants, public house and places of worship. The County Town of Carmarthen is some 14 miles distant, and the Market village of Llanybydder some 7 miles.

DIRECTIONS:
Proceed onto the Llanllwni Mountain Road and head onto the common ground stretch of road. From the Llanllwni end, turn right onto the road signposted for Llidiad Nennog. Proceed for some ¾ mile until you come to a staggered crossroads. Turn right onto a no-through road, and carry on for some 1.5 miles, until you’ll come to the name plate of ‘Penygarreg’. Parcel No. 0639 will be seen on the left hand side with gateway, and gates to the 2 fields opposite will be further down the road. Access to the rest of the block on the right hand side will be by going through from one field to another. No access down from the Homestead, which is separately owned.
