Really lovely managed apartments with top notch amenities and modern apartments. Love the pool and the gym. Abdo helped me move in to this wonderful community. He was very helpful through out, always available for everything I needed. Apartments are top notch and everyone super helpful. Love it so far.

Please tell us about the good and bad aspects of living in your local area:
The local area is really good. Super easy to get into central London and very quick to stations like London Bridge and Waterloo. Walk from station to the apartment feels safe. Easy access to local shops with new ones coming to the development soon.
How has the building management responded to any problems or issues you have raised:
Quickly and efficiently, however the external contractor dealing with fixing the vibration of our cooling unit is slow.
Please share one thing (or more) which you wish you had known before you moved in:
How well sound-proofed the apartments are - it's impressive.
Manager's response4Thank you for taking the time to leave such a detailed review. It’s fantastic to hear how much you’re enjoying life at Pearl Yard, from the design and communal spaces to the rooftop views, location and soundproofing. I’m especially pleased to hear your comments about Farhan and Dorian. I’ll make sure this feedback is shared with them both recognition like this means a great deal to the team. We also really appreciate the constructive feedback. The impact of recent move-ins on some of our entryways is something we’re aware of and will be addressing. More importantly, I completely understand the frustration around the ongoing issue with your cooling unit. While some elements require support from our external contractors, we remain responsible for driving this forward and will continue to push for a resolution as quickly as possible. Thank you again for recommending Pearl Yard and for being part of our community. We look forward to continuing to make Pearl Yard an even better place to call home.

4Please tell us about the good and bad aspects of living in your local area:
Great facilities, well designed apartments, excellent location - close to everything . Pools and roof terraces are great . Alma & Dandan downstairs are awesome
How has the building management responded to any problems or issues you have raised:
Poorly. Cleaning & hygiene standards have deteriorated yet complaints are ignored. Back entrance lock is broken and hasn't been repaired in over 2 months
Please share one thing (or more) which you wish you had known before you moved in:
Don't rent on the west, moat street side of Bloom West. The rubbish skips are left full for days and the whole street stinks

5Please tell us about the good and bad aspects of living in your local area:
The area is generally very convenient, with excellent public transport connections and plenty of shops, restaurants and other amenities nearby. Having the station so close is definitely a major advantage. However, parking is a significant downside. Despite there being a car park, residents are not able to use it for normal parking, with spaces essentially limited to disabled parking. I find this very inconvenient, particularly for households and families who rely on a car for everyday activities, shopping or travelling with children and pets. Another issue is the nearby stadium. While it brings a lot of activity to the area, on match days and during major events the surrounding roads are frequently closed or restricted, and the area can become extremely crowded. This can make getting in and out of the development surprisingly difficult and does affect residents’ day-to-day lives. Overall, the location is extremely well connected and convenient for public transport, but better parking provision for residents and improved management of road closures and crowds on event days would make a significant difference to the living experience.
How has the building management responded to any problems or issues you have raised:
I would like to give a special mention to Valdiney from the maintenance team. He has been absolutely fantastic — incredibly patient, professional, helpful and always so friendly. Since we moved in, he has helped us with several different maintenance issues, and every single time he has been incredibly quick to respond. Whenever we report something, he gets in touch with us almost immediately and makes sure the issue is dealt with quickly and professionally. What impressed us the most was when we had an issue with our washing machine. Valdiney went above and beyond and even came in on his day off to replace it for us. I genuinely couldn’t believe it — we really didn’t expect that level of dedication and care. Having someone like Valdiney on the maintenance team makes such a huge difference to our experience living here. Knowing that any issue will be taken seriously and dealt with so efficiently makes us feel incredibly comfortable and reassured in our home. We really appreciate everything he has done for us. Thank you so much, Valdiney! He is an absolute credit to the team and deserves all the recognition!
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known before moving in that the nearby stadium means there are frequent football matches and events, which can make the area extremely busy and sometimes lead to road closures. I also wish I had known that the on-site car park is not available for general resident parking and is essentially limited to disabled parking spaces. These are both things I would have liked to know before choosing to move in.

5Please tell us about the good and bad aspects of living in your local area:
You have everything you need right on your doorstep, so there is no need to travel far to enjoy great experiences. Local areas often offer a wide range of attractions, including shops, restaurants, parks, leisure facilities, and cultural activities that can be easily accessed within minutes. Staying close to home saves time, reduces travel costs, and allows you to make the most of what your community has to offer. Whether you are looking for entertainment, relaxation, or everyday essentials, convenient options are nearby. Exploring local opportunities can be just as rewarding as travelling long distances, while being more practical and stress free.
How has the building management responded to any problems or issues you have raised:
No issues have been raised during my stay so far, but I am confident that the property management team would act promptly if any concerns arose. Their efficient maintenance system, friendly staff, and professional approach give me confidence that any problems would be handled quickly and effectively.
Please share one thing (or more) which you wish you had known before you moved in:
I moved here temporarily from Sheffield for work and have found myself in a safe and welcoming town with friendly people and a fantastic location. The excellent transport links to Central London make commuting easy, while the local area offers everything I need, making it a great place to live.
