Description
Occupying an elevated position with outstanding views across the surrounding Highland countryside, Upper Finlarig Steading is a traditional stone-built steading offering an exciting and increasingly rare development opportunity in a highly desirable rural setting near Dulnain Bridge. While the steading requires comprehensive renovation or redevelopment, the property benefits from approved planning permission, presenting purchasers with a fantastic opportunity to create a unique residential development tailored to their own requirements.
The approved plans provide for the conversion and redevelopment of the existing structure, with the potential to create two separate semi-detached dwellings, making the property an attractive proposition for developers, investors, builders, or those seeking a bespoke self-build project in the heart of the Highlands. Set within an elevated site, the steading enjoys a wonderful sense of rural living and commands attractive open views over the surrounding countryside, offering an exceptional backdrop for the proposed development.
The location combines rural tranquillity with excellent accessibility, being within easy reach of Dulnain Bridge, Aviemore and the extensive amenities and outdoor pursuits available throughout the Cairngorms National Park.
Development opportunities of this nature are seldom available, particularly with planning permission already in place, making Upper Finlarig Steading a compelling proposition for those looking to unlock the potential of a traditional Highland building in a spectacular setting.
Dulnain Bridge is a small Highland village with a shop/post office, garage, hotels and the popular Speyside Heather Centre, which attracts many tourists. The village is within the Cairngorm National Park, and the magnificent scenery of Strathspey can be enjoyed with forest walks, climbing, horse-riding, shooting and fishing, plus there are several excellent 18 hole golf courses in the area. The Strathspey Railway runs between the communities of Broomhill, Boat of Garten and Aviemore. The Strathspey Angling Association enjoys 7 miles on both banks of the River Spey and River Dulnain. Inverness Airport is approx an hour away with direct flights to London.
