Junction is extremely noisy, I believe they are u derailing works to improve the junction currently but it’s awful. Constant horns due to poor design .
How has the building management responded to any problems or issues you have raised:
Very quickly, effectively and reasonable. No complaints

I would recommend living here, engage with the staff they’re good craic.

The area is great for convenience. It is directly across from the station, with easy access to the Jubilee line, DLR and local buses, making transport very convenient. There are lots of grocery stores and shops nearby, including Morrisons, Lidl, Superdrug and Tian Tian. Overall, the area is well connected and practical for day-to-day living.
How has the building management responded to any problems or issues you have raised:
The building management team has been really responsive. It’s quick and easy to report or book issues through the app, and they usually get things sorted quickly.
Please share one thing (or more) which you wish you had known before you moved in:
Good - location is a huge advantage, especially being close to the station. Great team to help resolve issues. Love the fact the washer has its own area with doors and a storage room which will fit your bigger items e.g. suitcases. Bad - could do with more closet storage int he 1 bed, bigger bed.

The main downside of the area is parking. The building itself has limited parking spaces, and the parking directly outside is quite expensive. However, there are several public car parks nearby, so there are still plenty of alternatives. Another minor drawback is that there isn’t a large supermarket within very close walking distance. Most of the nearby options are smaller Express or convenience stores, which tend to be slightly more expensive for everyday shopping. Overall, though, the location is very convenient and these have only been minor inconveniences.
How has the building management responded to any problems or issues you have raised:
There is a dedicated app for residents, as well as WhatsApp and email contact with the reception team, which makes it very easy to get in touch and raise any issues. The team is responsive and communication has always been straightforward.
Please share one thing (or more) which you wish you had known before you moved in:
There isn’t really anything significant that I wish I had known before moving in, as the experience has been very much as expected. One useful thing to know is that the rooftop garden may occasionally be closed and unavailable during periods of strong winds for safety reasons.

The flat is in the perfect location surrounded by lots of cafes and shops. It is extremely convenient for connections to Manchester Piccadilly without being too close that it is noisy. There is no parking availability which would be useful, even if it was just a drop off point for loading. No traffic noise from our point in the building.
How has the building management responded to any problems or issues you have raised:
The property management team always respond to any issues quickly and provide a solution.

I wish I had known how friendly the whole team is within the building.

The location is the best part of this property, located 7 mins walk from the center - so enough far away from the loud and busy, but close enough to all the shops and stores.
How has the building management responded to any problems or issues you have raised:
Building management is very responsive and always eager to help.

I loved the amenities space in the building and used it a lot.
