Description

Guide Price: £220,000 - £230,000

Located in the sought-after village of Brimington, this outstanding four-bedroom detached home has been comprehensively renovated to an exceptional standard, with high-quality finishes and considered detailing throughout. Featuring a distinctive split-level layout designed around contemporary living, the property presents an impressive opportunity for families and professional couples.

The principal living accommodation is arranged across the ground floor, beginning with an elegantly appointed breakfast kitchen. Finished with oak worktops and incorporating a comprehensive range of Lamona integrated appliances, the kitchen is complemented by a breakfast bar, creating an ideal setting for casual dining and everyday family life.

Alongside the kitchen is a generously proportioned living and dining room. Flooded with natural light, this superb reception space offers clearly defined areas for dining, entertaining and relaxing. Doors open directly onto one of the property's outdoor seating area.

The property's unique split-level design places the bedroom accommodation across the lower-ground floor, comprising four beautifully appointed double bedrooms. Each offers generous proportions with ample space for freestanding or fitted furniture, while the principal bedroom benefits from fitted wardrobes. Bedroom two enjoys the additional advantage of doors opening directly onto the rear garden.

A beautifully designed contemporary bathroom serves the bedrooms, finished with an three-piece suite and continuing the high standard of presentation found throughout the property.

Externally, the rear garden has been landscaped across three tiers to create a striking and low-maintenance outdoor setting. The upper level features an enclosed decked terrace, providing a fantastic space for alfresco dining and entertaining. Bespoke decked steps descend through the garden to an additional seating area, creating a peaceful spot to relax and unwind. The lower level opens onto a generous recreational area with an artificial lawn, offering a practical space for children to play throughout the year.

Further enhancing the property is a versatile attached outbuilding positioned on the lower-ground level. Offering valuable additional space, it provides excellent potential for a variety of uses to suit individual requirements.

To the front, a driveway provides convenient off-road parking and is complemented by an integral garage and EV charging point.

Situated in the popular village of Brimington, the property enjoys convenient access to a range of local shops, schools and everyday amenities. The picturesque Chesterfield Canal is close by, offering scenic walking and cycling routes, while Chesterfield town centre is within easy reach for a wider selection of shopping, dining and leisure facilities. Excellent road links provide convenient access to the M1 and surrounding areas, making Brimington a popular choice for families, professionals and commuters.

REDBRIK SECUREMOVE™ - IMPORTANT PLEASE READ:

Redbrik is marketing this property with the benefit of Redbrik SecureMove™. Redbrik has introduced SecureMove™ to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer. Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.

The pack includes:

TA6 (Property Information Form)

TA10 (Fittings and Contents)

Official Copy of the Register

Title Plan

Local Search*

Water and Drainage Search*

Coal and Mining Search*

Environmental Search*

(Redbrik has ordered the local, drainage, coal and environmental searches; we will add these to the BIP as they become available)

Redbrik SecureMove™ allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.

Additionally, and on behalf of the Seller, Redbrik requires the successful Buyer to enter into a Reservation Agreement and pay the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).

Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).

During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.

The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Redbrik advises potential buyers to seek legal advice before entering into the Reservation Agreement.

Rear Garden

Externally, the rear garden has been landscaped across three tiers to create a striking and low-maintenance outdoor setting. The upper level features an enclosed decked terrace, providing a fantastic space for alfresco dining and entertaining. Bespoke decked steps descend through the garden to an additional seating area, creating a peaceful spot to relax and unwind. The lower level opens onto a generous recreational area with an artificial lawn, offering a practical space for children to play throughout the year.

Your Place For Property...

Redbrik Estate Agents on Glumangate is where it all began back in 2013 - and it remains a lively hub at the heart of our business today. Led by Director and Area Manager Jess Risorto, and supported by our exceptional Office Manager Liz, the Chesterfield branch is known for its welcoming, down-to-earth approach and deep local knowledge. It’s a place where buyers and sellers regularly pop in for friendly advice over a cuppa, and where keys are handed over on moving day with genuine excitement.

Our experienced valuing team - Hannah Rutter, Jacqueline Brentnall and Chloe McKenzie - offers honest, well-informed advice backed by strong local insight and standout marketing. And while she leads the branch day to day, Jess still loves getting out to meet people in their homes and supporting clients through their move personally.

We primarily cover S40, S41, S42, S43, S44 and S45 - areas we know inside out and are proud to call our neighbourhood. From town centre homes to villages on the edge of the Peak District, we understand what buyers are looking for and how to position homes to stand out.
