Description

17 SOUTH STREET
WALTON, STREET, SOMERSET, BA16 9RY

The accommodation includes a generous entrance hall, sitting room, large kitchen/breakfast room, conservatory, three bedrooms, bathroom and separate WC, together with an adjoining large garage.

The extensive mature gardens are a particular feature and include lawns, established trees and shrubs, a productive orchard, greenhouse, garden buildings and ample parking.

NB. This is a relatively small house on a large garden and there may well be scope – subject to all necessary consents- to considerably enlarge the house.

Location
South Street is situated in Walton, adjoining the town of Street in Somerset.
Walton is a popular village with a range of local amenities and is conveniently placed for Street, where there is a comprehensive range of shops and services, including Clarks Village. Street also has schools and sporting facilities, whilst the nearby town of Glastonbury provides further shops, restaurants and other amenities.
The property itself occupies a tucked-away position and, despite being within the village, enjoys a good degree of privacy with extensive gardens to the rear.

Description
17 South Street is an individual detached dormer bungalow enjoying a surprisingly private position within the village of Walton.
The property offers flexible accommodation arranged over two floors, with a bedroom and bathroom facilities on the ground floor together with two further double bedrooms on the first floor. The house has been well maintained but would now benefit from some updating, giving a purchaser the opportunity to improve and modernise the accommodation to their own requirements.
A particular feature is the amount of outside space. The property stands in approximately 0.8 acre with extensive gardens, a productive orchard, mature trees, useful outbuildings and a large garage.

The front door opens into a spacious entrance hall with staircase rising to the first floor.
The sitting room is a well-proportioned reception room with windows providing good natural light and a gas fire set within a decorative surround.
The kitchen/breakfast room is a particularly generous room with space for a dining table and an extensive range of fitted timber units, cupboards, work surfaces and display cabinets. There is a double-bowl sink unit, two built-in ovens, space for appliances and the gas-fired central heating boiler. Windows look to both sides and glazed doors open directly into the conservatory.
The conservatory is a substantial additional living space, approximately 17'6" x 9'4", with a tiled floor and extensive glazing overlooking the rear garden.
Also on the ground floor is a double bedroom overlooking the garden and incorporating a shower cubicle with electric shower.
There is a separate WC together with a bathroom having a bath, wash hand basin and shower attachment.

The staircase rises to the first floor where there are two further double bedrooms. Both are good-sized rooms and benefit from useful under-eaves storage. There is also an airing cupboard containing the hot water cylinder and additional access to attic storage.

Gardens
The gardens are a major feature of the property and extend to approximately 0.8 acre in all.
To the front, gates open onto a broad tarmac driveway providing parking for several vehicles and leading to the garage. The front garden includes lawns, established shrubs and a number of mature conifers, including cypress and thuja-type specimens, which provide a good degree of screening. There is also a mature silver birch and other ornamental trees.
The gardens extend around the house and open into extensive areas of lawn interspersed with mature trees and established planting. A magnificent mature weeping willow forms a particularly attractive focal point, together with other deciduous and ornamental trees including purple-leaved plum.
Closer to the house are a number of planted and raised beds containing a wide variety of ornamental shrubs and herbaceous plants. These include established cordylines, yuccas, hostas and agapanthus, together with low-growing conifers and other evergreen planting. The variety of foliage, form and colour gives this part of the garden considerable interest and maturity.
There are also several larger ornamental conifers, including golden and blue-green forms, which provide structure and year-round colour to the garden.
Beyond the main garden lies an established orchard containing numerous productive apple and plum trees together with other mature fruit trees. The orchard has an attractive traditional character and forms a substantial and distinctive part of the grounds.
The gardens also include further useful areas for cultivation, together with a greenhouse, polytunnel, fruit cage, raised growing areas and garden stores.
Of late the garden has got somewhat out of hand but will continue to be an absolute delight to garden lovers.
Garage
Adjoining the house is a large garage with an electrically operated up-and-over door, pedestrian doors and power and light.
The garage provides ample space not only for a vehicle but also for workshop or garden storage purposes.

Development Potential
Land adjoining to the south has the benefit of planning consent and, as at August 2026, is being offered for sale.
Subject entirely to the necessary planning and other consents, the size and configuration of the grounds at 17 South Street may offer longer-term development potential. No planning consent is presently understood to exist for development within the grounds of No. 17 and interested parties should make their own enquiries of the Local Planning Authority.
