Some homes are all about what's been done to them. This one, for me, is more about what's already here – and what you could make of it.

From the front, it's a traditional three-bedroom semi, but step inside and there's more space than you might expect. Around 1,152 sq ft in total, with a proper entrance hall, two separate reception rooms, three good bedrooms and plenty of useful storage alongside it.

The bay-fronted lounge sits at the front of the house, a bright, comfortable room with plenty of space to properly settle into. Behind it is the separate dining room, and I really like how this room connects with the garden. You're looking straight out onto all that green space, so whether it's family dinners, Sunday lunch or doors open while the kids are outside, it feels like a room that would naturally become part of everyday life here.

The kitchen sits alongside, with a handy separate pantry providing that extra bit of storage we all seem to need. It's perfectly usable as it is, while still giving someone the opportunity to change things around and make it their own in years to come.

Upstairs, there are three bedrooms. The main bedroom is a really good double, as is the second – no pretending a box room is a double here – while bedroom three works nicely as a child's room, nursery or home office. The bathroom and WC are separate too, something that's actually pretty handy in a busy family house.

There's also a substantial store running alongside the property, ideal for bikes, tools, garden equipment and all the other things you don't necessarily want taking over the house.

But I think the bit that makes 122 Bedale Road a little bit special is waiting out the back.

The garden just seems to keep going.

It's long, established and wonderfully green, with mature trees towards the bottom giving it a surprisingly peaceful feel. You could spend years pottering out here. There's room for a proper vegetable patch, greenhouse and flower beds for the keen gardener, space for summer BBQs and tables full of friends, and still enough garden left for children to disappear off and create their own little secret world at the bottom.

Or you could simply mow the lawn, put a chair out and enjoy having a bit of space around you.

And that's probably what I like most about the house generally. You don't have to come in and immediately change everything. It's clean, bright and perfectly liveable now, but it hasn't been finished to somebody else's exact taste either. There's still room to make it yours, gradually, in whatever way suits you.

There's off-road parking to the front, and with the property now vacant and offered with no upward chain, there's no waiting for an onward move either.

Location-wise, Bedale Road is incredibly handy. Nottingham City Hospital is within easy reach, as are Sherwood and Arnold, with straightforward access to the ring road, regular transport links and routes into Nottingham city centre.

A proper family-sized three-bedroom home, a layout that works, and a garden with enough space for the next owners to create a whole new chapter of their own.

The garden has been a huge part of family life
Mud pies, learning to ride bikes, planting fruit trees and plenty of adventures. There’s so much space for children to make it their own.

Christmases around the wood burner
Fire on, Christmas carols playing (badly!) and everyone together. Some of our favourite memories were made in that living room.

Making cakes in the kitchen with the boys
Messy worktops, far too much mixture eaten before it reached the oven, and memories we’ll always keep.

Halloween was always a big one
We loved turning the house into a proper haunted house. It’s been a home where we’ve celebrated everything and had a lot of fun doing it.

The location
Being able to walk to work at City Hospital was brilliant, but we also loved simply walking around the area and watching the gardens change through the seasons.
