But really, if we're honest, we're here for the kitchen. And what a kitchen this is - a  huge space, extended by our client with additions of Velux windows and a vast opening to the lawn via tri-folds. There's a collection of oven space - three, actually, plus a combination oven, which will see you able to cater for the masses, Quartz worktops to the prep space that seems never ending, built in coffee machine for when you need that extra shot of caffeine. And an inspired two pronged peninsula system sprouting from the central island which, again, is shouting out for guests to congregate at. And, of course there's a separate utility off.

So we've tackled the kitchen, you know of the quieter break out space of the snug, then there's the open plan chill out space opening through to current games room and then through to the former conservatory (now with solid roof) currently proffered as a thoroughly well equipped gym - again with matching tri-folds to the lawns. Easily a formal diner should you so need or wish. 

Interestingly, there's the versatility here of semi independent living - perhaps for the in-laws, an au père, or of course, the ageing kids who are staying at home longer - there's a secondary staircase here leading you up to a double bedroom suite with built in wardrobes and a large shower room - and the first addition of a Japanese toilet system. 

Back down to the ground floor, and through to the hallway, we must of course instruct you on the study to the front, as well as the inner hallway with storage and access through to the vividly decorated w.c!

Up we go to the main bedroom quarters, which originally offered 4 doubles (plus the aforementioned 5th independent double) - the principle suite includes a double bedroom,  private (and newly installed) bathroom, and dressing room (former bedroom) - with its door to the landing remaining, the re-erection of a wall between master and dressing room will give you the remaining double if needed.

Two further suites, then, to the front there's a double with dressing area and shower room en suite, whilst to the rear there's another double with built in wardrobes and a large four piece en suite, too.

So, now you're familiar with the internals - let's look at the plot itself - we've a sprawling front lawn which provides a very attractive approach, parking for 4 or 5, plus the double garage (don't forget the 2 EV charges) - and then over to the rear we have another pretty lawn - proportionate to the house, with a great deal of privacy. And of course, we wouldn't be complete here if we didn't echo the focus on hosting - so there's a bar for good measure. A great addition here, with decking giving plenty of space for your garden furniture. And if your offer is right, we may throw in a house warming bottle to stock the bar!

In summary - a four/five bedroomed luxury home - with space for all, plus extra for visitors - and a motivated seller.
