Summary

West End Cottage is an attractive detached village home, occupying a delightful position on the edge of this popular Wiltshire village. Originally dating from 1924 and subsequently extended and improved, the cottage combines the character and proportions of the original house with a series of thoughtful additions and significant recent investment by the current owners.

A comprehensive programme of works has been undertaken in recent years, including a new roof to the main house and replacement windows and doors throughout in 2022, together with a new log burner in 2019. In 2023, the former car port was converted to create a particularly useful utility and boot room, while both the family bathroom and principal bedroom en suite were also renewed. A detached garden office, installed in 2019, provides an excellent dedicated space for those working from home.

The original front door remains in everyday use, opening into a practical entrance hall with useful space for coats and storage. The sitting room is a wonderfully inviting room, with views across the pretty front garden and a log-burning stove providing a natural focal point and a cosy atmosphere during the colder months.
At the heart of the house, the kitchen is complemented by a superb walk-in pantry – a real treat for keen cooks and an increasingly sought-after feature in a family home. The adjoining accommodation offers considerable flexibility, with a playroom leading through to a smaller home office, ideal for family life, hobbies or additional workspace. The converted utility/boot room is particularly practical for country living, while a cloakroom completes the ground-floor accommodation.

Upstairs, the principal bedroom is generously proportioned and benefits from built-in storage and a contemporary en suite shower room, installed in 2023. There are three further bedrooms: two double bedrooms with Victorian fireplaces and a single bedroom. These are served by the stylish family bathroom, also installed in 2023, with both a bath and a generous separate shower.

Outside

West End Cottage is approached from Wilcot Road through gates onto a gravelled driveway, providing off-road parking for approximately three to four vehicles.

The house sits comfortably within its plot, with an especially pretty and enclosed front garden. Established planting and mature borders create an attractive approach to the cottage, enhanced by wisteria climbing across the façade and lending a wonderfully traditional country-cottage feel.
To the rear, the fully enclosed garden enjoys an excellent degree of privacy and has been arranged for both relaxation and family life. A terrace provides space for outdoor dining and entertaining, opening onto an area of lawn, with a large timber shed positioned towards the rear of the garden.

To the side of the house, beyond the garden office, are raised vegetable beds, offering plenty of opportunity for those wishing to grow their own produce. Together with the established gardens, excellent home-working provision and flexible accommodation, West End Cottage is a particularly appealing village home that successfully balances period charm with the practicalities of modern family life.

Location

Pewsey is a thriving and well-served village in the heart of the Vale of Pewsey, surrounded by some of Wiltshire’s most attractive countryside and within the North Wessex Downs National Landscape. The village offers an appealing combination of rural living and everyday convenience, with a good range of independent shops and services, cafés and pubs, together with a supermarket, doctors’ surgery and other useful amenities.

For leisure and recreation, The Vale Community Campus provides excellent facilities including a swimming pool, gym and a range of sports and fitness activities. The surrounding countryside offers an extensive network of footpaths, bridleways, and cycle routes, with the nearby Kennet & Avon Canal and beautiful Pewsey Downs providing further opportunities for walking and outdoor pursuits.

One of Pewsey’s particular attractions is its excellent rail connection. Pewsey railway station is situated within the village, within walking distance of the cottage, and provides Great Western Railway services towards London Paddington, as well as connections west towards Westbury and the West Country. The station makes the village particularly attractive to those needing access to London while enjoying a rural Wiltshire lifestyle.
There is a good choice of schooling locally. State provision in the village includes Pewsey Primary School and Pewsey Vale School, a mixed secondary school for pupils aged 11–16. The wider area also offers a strong selection of independent schools, including St Francis School in Pewsey, a co-educational independent nursery and preparatory school for children up to 11. Marlborough College, Dauntsey’s School and Warminster School are also within reach and are among the senior schools to which pupils from St Francis progress.

The larger market town of Marlborough is approximately 7 miles to the north, offering a wider selection of shops, restaurants, and leisure facilities, while Devizes, Hungerford and Salisbury are also accessible. With its combination of beautiful countryside, strong local amenities, schooling and direct rail links, Pewsey is a particularly desirable base for both families and commuters.
