Craigluscar Farm is an attractive smallholding conveniently situated in a desirable and accessible part of West Fife. The farm sits approximately 2 miles to the north of the City of Dunfermline. Farmhouse
The farmhouse is an impressive, Category C Listed traditional stone dwellinghouse under a pitched slate roof. It is situated in the heart of the farm with views of the surrounding countryside. The property has been substantially renovated and modified by the sellers to provide spacious accommodation over 2 and a half storeys. Farm Buildings
Craigluscar Farm is equipped with a useful steading which lies to the north of the farmhouse. The series of traditional stone structures has had a steel portal frame with corrugated cladding under a corrugated roof structure constructed over and around to effectively form one building. The building comprises a 4kW solar system on the roof which is under a Feed in Tariff (FIT) contract until December 2036. Internally, the building comprises:

• Riding Arena: The indoor arena comprises a mixed sand and fibre surface with surrounding timber panel kickboards.

• Stables: 4 stables of concrete block construction and a tack room with scope to install further stables.

• Cattle Handling Pens: Fixed gate posts are installed throughout the building, allowing the space to be configured for livestock handling when required. The gates can be removed, enabling the areas to be used as open storage space.

• General Purpose Storage Areas: The building provides extensive storage, including a woodstore, a workshop with a recently refloored mezzanine level offering substantial storage space and a large open area adjacent to the riding arena suitable for machinery storage or potential arena extension.

The Land
The land at Craigluscar Farm extends to approximately 22.71 hectares (56.12 acres) and comprises five fields with four of which surrounding the Craigluscar Reservoir and some areas of woodland which creates an incredibly high amenity setting. An additional small paddock sits at the foot of the farmhouse garden. The land has been classified as Grade 3.2 by the James Hutton Institute and is well suited to growing high yields of barley, oats and grass. One of the fields is currently down to spring barley with the remainder of the fields down to grass and utilised for the grazing of horses. The land is generally south facing, rising overall from approximately 144m above sea level at the western banks of Craigluscar West Reservoir to approximately 188m above sea level at its highest point at the northwest corner. The land is bounded with livestock proof fencing.
