Description
Formerly arranged as two separate dwellings, Hartwell House occupies a prominent position fronting the main road through the popular village of Starcross.
The ground floor currently provides a substantial open-plan space, formerly utilised by a charity as a retail and community space. To the rear is a kitchen and bathroom, together with separate access leading out to the rear garden.
The upper floors are currently accessed via an external staircase to the rear of the property. The first floor is approached through two separate entrance doors, one providing access to a self-contained room at the rear, with the second opening into the main accommodation. This floor comprises a further kitchen and bathroom, together with two generously proportioned rooms.
A staircase leads to the second floor, where there are two further rooms positioned either side of the stairs. Both rooms benefit from windows to the front and rear, providing good natural light and views along the village.
The property offers considerable flexibility and scope for reconfiguration, subject to the necessary consents, and would suit a range of residential, investment or redevelopment opportunities.
One half of the property has recently benefited from a new roof, following historic water ingress from the previous roof during the winter period.
Situation
Hartwell House enjoys an enviable position in the heart of the sought-after village of Starcross, just a short walk from the mainline railway station, providing regular connections to Exeter, Torbay and onwards to London. The village itself offers a useful range of everyday amenities, including a local shop, pubs and other community facilities.
The surrounding area is particularly appealing, with Powderham Castle and its renowned farm shop and café less than two miles away. The historic castle, the ancestral home of the Earl of Devon, dates back to the late 14th or early 15th century and sits within an impressive parkland setting overlooking the Exe Estuary. Also nearby is Turf Lock, a much-loved and well-renowned local pub situated on the banks of the estuary, offering a wonderful setting for food and drinks.
Starcross is ideally placed for enjoying the best of the South Devon coast and countryside, whilst remaining within easy reach of Exeter, Dawlish and the wider road network, including the A38, A30 and M5.
Directions
From Exeter city centre proceed along Topsham Road (A3015) to the Countess Wear roundabout. Take the third exit onto Bridge Road and carry along this road turning left at the roundabout onto Sannerville Way ( A379) heading towards Dawlish. Continue on this road for 5 miles, the property can then be found on the main road on the right hand side, opposite the entrance to the Starcross to Exmouth Ferry service.
