Property Insight
Set on the edge of Fordham with open countryside directly behind, this detached home was built in 2021 and has been maintained to an impeccable standard by its current owner. A screen of mature poplars frames the rear boundary, giving the garden an unusually green outlook for a modern development, and the quiet cul-de-sac position keeps passing traffic to a minimum. Since completion the house has been thoughtfully improved, most notably with a high-specification upgraded kitchen and a reworked rear patio. It is offered with the added benefit of No Upward Chain, making for a straightforward onward move for a buyer ready to proceed.
The ground floor is arranged around a welcoming entrance hall with a cloakroom off it. To the rear, the living room spans the full width of the house, drawing light through French doors that open straight onto the patio and the fields beyond. The upgraded kitchen/dining room is finished with handle-less dove grey units, pale worktops and integrated AEG appliances including a double oven and induction hob, dishwasher, fridge/freezer, washer/dryer, induction hob and extractor fan with LVT flooring and room for a dining table making it a natural hub for family life. Plantation-style shutters run throughout the ground floor, adding to the crisp, considered feel of the accommodation.
Upstairs are three double bedrooms, all well proportioned and presented to the same high standard. The principal bedroom carries fitted wardrobes and a sleek en-suite shower room, while the two further bedrooms are served by a smartly appointed family bathroom. Outside, the rear garden has been designed for both ease and enjoyment, with a newly upgraded porcelain-style patio for outdoor dining, a level lawn and a timber shed, all set against the open fields behind. To the front, a generous driveway and a car port provide ample parking. A polished, move-in-ready home in a well-connected village setting.

Location – Fordham
Fordham is a pretty parish village in rural Cambridgeshire, 4 miles north of Newmarket and close to Soham, Burwell, Isleham, Mildenhall and Chippenham, as well as 17 miles from Cambridge and 19 miles from Bury St Edmunds. The village has a rich heritage and has been occupied for several thousand years, with Early Bronze Age and Iron Age weapons and tools found locally. The parish church of St Peter & St Mary Magdalene is a Grade I listed building dating from the 12th Century, noted for its fine and unusual 14th Century north chapel with upper floor and undercroft. The Crown, The Chequers and The White Pheasant are three excellent pubs and restaurants, and amenities include a primary school feeding into Soham Village College, a convenience store, coffee shop, butchers, garden centre, service station, recreation ground, fish and chip shop, post office and a regular car boot sale. Newmarket station serves Cambridge, London Kings Cross and Ipswich, and the A11 and A14 reach Cambridge and Bury St Edmunds in under 30 minutes.
