Property Insight
Set on a quiet cul-de-sac in the sought-after village of Therfield, a short walk from the village green and its well-regarded country pub, 1 St. James Court is a handsome detached home offering more than 3,500 sq ft of beautifully presented living space across two floors. Rendered elevations, sash windows and a tall brick chimney give the house real presence, while established gardens and a paved terrace frame the entrance. Inside, three reception rooms, a large kitchen/family room and five bedrooms are arranged around an impressive galleried hall, all finished to a high, contemporary standard. A detached double garage with a full home office above adds welcome flexibility for anyone working from home.
The reception hall makes an immediate impression, with wood flooring, oak doors and a staircase rising beneath a glazed roof lantern to the galleried landing, a glass balustrade keeping everything open and light. Off the hall, the study offers a quiet room for working from home, the dining room takes an oak floor and a window over the front garden, and the dual-aspect sitting room is a generous space centred on a log burner set with a Sandstone surround. At the rear, the open-plan kitchen and family room is the natural heart of the house, with shaker-style units, a central island and breakfast bar, and integrated Neff appliances including double ovens, a coffee machine and an induction hob with a retractable downdraft extractor. Bi-fold doors open to the terrace, and a separate utility room sits alongside.
Upstairs, the galleried landing overlooks the hall on three sides and draws light from a full-height window. The principal bedroom is a striking, spacious room with built-in wardrobes and an en-suite bathroom fitted with a freestanding bath, twin basins and a walk-in shower. A second bedroom has its own en-suite shower room, while the family bathroom, with bath, walk-in shower and twin basins, is reached from the landing and via a Jack-and-Jill door from the third bedroom. A second-floor loft room with eaves storage makes an ideal study. Outside, block-paved parking and the detached double garage sit to the rear, with lawns, mature hedging and well-stocked beds wrapping the front and side around a southeast-facing terrace. A rare offering in one of Royston's most settled villages.

Location – Therfield
Therfield is a small, peaceful north Hertfordshire village on the chalk range, 3 miles southwest of Royston and 6 miles northeast of Baldock. It is locally known for its beautiful church, chapel and country pub, with the nature reserve of Therfield Heath lying a mile to the north. On a clear day it is possible to see over 20 miles into the horizon, all the way to Ely Cathedral. The Church of St Mary has existed since the 13th Century and holds regular services and events, and the Fox and Duck public house offers fine food and a wonderful countryside atmosphere. There is also a primary school, a pre-school, and a cricket club with a large open green. Royston is a short distance away for a leisure centre, sports clubs including the golf club on Royston Heath, schools, surgeries and supermarkets. The A1M and M11 are within a 20-minute drive via the A10/A505, and Stansted and Luton airports are both 30 minutes away.
