0.94 acres of land
Village location
In need of some clearance
Freehold with vacant possession
Description
A wonderful opportunity to purchase a well-located parcel of land measuring 0.94 acres, on the edge of the desirable village of Chrishall, with excellent views across the rolling countryside to the rear.

The land consists of a broadly rectangular and flat parcel with boundaries marked by mature hedges and timber fence structures. The land is in part laid to grass towards the rear, whilst to the front there are a number of self-seeded younger trees and scrub, all of which would benefit from clearance. The parcel is bordered to the left and right hand side by residential dwellings.

Is understood that the land is accessed from Mill Causeway, however the access has been allowed to grow over and needs to be re-established.

The land is not sold subject to an overage clause.

Location
The village of Chrishall lies in the Uttlesford district of Essex close to the Cambridgeshire and Hertfordshire borders. The village is only 12 miles south of Cambridge and lies midway between Saffron Walden and Royston. The subject land can be found from the village by heading north on Crawley End before turning left on to Mill Causeway, whereupon the land can be found on the right hand side after approximately 100 yards.

Wayleaves, Easements, Covenants and Rights of Way
