Description

Step Inside
As you step into The Cow Shed through the main entrance door, you are immediately struck by the magnificent high vaulted ceiling, exposed timbers and beautiful flooring comprising brick and stone. The current owners converted the barn themselves from a pair of disused agricultural buildings, and with style and flair have created one of the most unique and appealing properties in the area. This main reception room offers an incredible space for entertaining or relaxing with family, with a woodburning stove, bi-fold doors leading outside, and a dining area with access into the kitchen. The kitchen is a wonderful space, full of bespoke touches such as the exposed brick walls, ceiling beams and beautiful floor tiling. There is a freestanding central island created from an old wooden workbench, a Leisure electric range cooker with gas hob, a range of attractive units of varying styles and colours, and bi-fold doors leading outside. Just adjacent to the kitchen is a tastefully finished utility room, with additional storage space and access to a plant room. To the opposite end of the ground floor, you will find a cosy snug area, which is currently in use as a bar-lounge. This luxurious space gives a more intimate atmosphere for evening get togethers, or simply relaxing with a drink. A doorway leads into a small inner hall, with access to a tastefully finished shower room, and stairs leading up to the most magnificent principal bedroom suite, with glass balustrades overlooking the living area below. This wonderful room offers vaulted ceilings with beams, a large dressing area with fitted wardrobes, a roll top bath, W.C and wash basin. Further to the ground floor is a bedroom wing, with four beautiful double bedrooms, three of which benefit from en-suite facilities. There is also a living area to the centre, with a stylish modern kitchen and an entrance porch leading out to the front of the property.

Step Outside
The property is approached via a driveway leading to the impressive facade of the barn and parking for numerous vehicles. Opposite the house is a large agricultural style outbuilding, with a delightful covered seating area to the front, giving the perfect space to relax and enjoy a drink on a summers evening. Inside this building is ample storage and a very useful home office space. Behind the outbuilding is a further enclosed space, which currently hosts a static home, which can be available by separate negotiation. The property enjoys a generous plot, with a lawned garden leading to a separate fenced area, which has been left to go wild, attracting a host of birds and butterflies. There is a wildlife pond and a lovely private viewpoint to the end of the land, which gives a beautiful views over orchards and surrounding countryside.

Location
Breinton is a beautiful, rural parish just a few miles west of the cathedral city of Hereford, known for its traditional orchards and beautiful scenery, with a range of footpaths meandering through the glorious countryside, including across Breinton Common and down to the River Wye. The nearby city of Hereford offers a huge array of opportunities for schooling, including the renowned Hereford Cathedral School. There is a huge array of independent and larger shops within Hereford city centre, as well as well established restaurants, cafes, pubs and entertainment venues. In addition, you have access to a range of sports and leisure opportunities, including canoeing on the River Wye, golf courses, tennis clubs and so much more. Beyond Hereford, road networks allow for easy access to Worcester, the West Midlands and Cardiff, making it an ideal base for commuting.

Vendor Insight
We bought The Cow Shed in 2018 as a falling-down agricultural barn,” say the owners of this sensitively restored property. “We immediately saw the beauty of the original structure and wanted to preserve it for the future.” Tucked away along a private lane at Upper Hill Farm near Breinton, the property enjoys a peaceful rural setting surrounded by the historic Bulmers orchards, yet remains just five minutes from Hereford. “It offers the best of both worlds,” they say. “You’re immersed in the countryside, but the convenience of the town is only minutes away.” What’s more, the location provides an excellent base for exploring Wales, the Southwest and the Midlands. The L-shaped barn has been painstakingly restored over several years, with the owners project-managing every stage themselves. “The first year was spent stripping everything back, followed by nine months restoring the oak frame,” they explain. “We wanted to celebrate the building’s incredible structure rather than divide it into lots of smaller rooms.” The impressive threshing barn retains its soaring proportions, exposed oak timbers and dramatic sense of volume, while a first-floor principal bedroom overlooks the magnificent roof structure. “We transformed the former dairy into a beautifully finished three-bedroom annexe with its own entrance, while still linking it to the main house,” they say. “It creates exceptionally flexible accommodation, which works brilliantly when family come to stay.” Modern comforts have been carefully integrated throughout. “We’ve reused as many original materials as possible, while incorporating underfloor heating, an air source heat pump and high levels of insulation,” they explain. “The full-height bi-fold doors have transformed the way we live, opening everything onto the terrace and making indoor-outdoor living effortless.” Outside, the gravel courtyard provides generous parking, while the gardens unfold into lawns, mature trees, a wildlife pond and areas of long grasses leading to views across the surrounding countryside. “At the top of the garden you can see the hills and Hereford Cathedral,” they say. “It’s our favourite place to watch both sunrise and sunset.” Life here revolves around space, nature and the changing seasons. “The kitchen has always been the heart of the house because everyone naturally gathers there,” they reflect. “But what we’ll miss most is stepping straight out of the front door for walks through the orchards and along the river. It’s such a peaceful place to live, with an incredible sense of openness that changes beautifully throughout the year.”

Agents note: The property benefits from a right of access over the driveway at the entrance.
