Description

THE PROPERTY.
Marwood Cottage is a charming attached property which is located in the magnificent Widworthy Court, a Grade II listed mansion built by G. S. Repton Esq and Sir Edward Marwood Elton in 1830. It sits on the edge of the development and has the benefit of circa 10 acres of glorious communal grounds which create the most impressive setting and are a mix of formal and informal gardens and woodland which attracts an abundance of flora and fauna. The property also benefits from communal facilities which have recently been greatly improved and these include a tennis court, gymnasium, swimming pool and sauna. Widworthy Court sits on the country outskirts of Wilmington and has easy access via the A35 to the popular market town of Honiton which has an excellent range of everyday amenities and a main line rail link on the Exeter to Waterloo line. It is also within half an hour’s drive of the Cathedral City of Exeter and the stunning World Heritage Jurassic Coast at Lyme Bay.

Marwood Cottage was created in the late 1990s when the main house and associated buildings were converted and I understand that it sits on the site of the former squash court. The property itself has well-appointed accommodation and all the principal rooms take advantage of some superb, leafy views over the grounds. Marwood Cottage benefits from two good sized double bedrooms as well as a modern shower room which has a contemporary feel with Travertine tiles and large double shower.

OUTSIDE.
One of the main features of Marwood Cottage is the fact that it has its own private garden and parking and this sets it apart from many of the other properties on the estate. It is approached over a gravelled driveway with brick terrace which provides parking and there is a level area of lawn and profusely stocked flower and shrub beds. Marwood Cottage also has use of the wonderful communal grounds as well as the facilities which include a swimming pool, sauna, tennis court and gymnasium.

DIRECTIONS.
From Honiton High Street proceed in an easterly direction, turning right at the roundabout onto the A35. After about 2 miles, as the road descends through woodland towards Wilmington, turn right signed Recycling Centre. Proceed along this lane for about 200 yards and turn left into Widworthy Court, following the signs for Visitors Parking. Marwood Cottage will be found after a short distance on you right hand side.

TENURE, SERVICES & EPC.
Widworthy Court has an in house residents management company: Widworthy Court Management Ltd. All residences have the benefit of a 999 year lease from 1998 and own a share of the freehold. There is a monthly service charge of approximately £213pcm, which includes maintenance of the communal areas, use of all the shared facilities and the buildings insurance.
Mains electricity and water. Electric heating. Private drainage (shared Klargester).
EPC - Exempt due to the Grade II Listing.
