Description

THE PROPERTY.
Orlanda is a superb detached family home which started life as a dormer bungalow before being completely transformed by the current owners into the stylish, contemporary home we find today. It was designed in a way to take advantage of the breathtaking outlook with a fabulous glazed rear elevation with full-height sliding doors spilling out onto a large balcony which acts as an extension to the living space. With a seamless glazed balustrade and tiled floor, this creates an amazing indoor/outdoor space for entertaining and family gatherings and the perfect spot to take in the glorious panoramic views which stretch out to Axe Cliff, the Axe Estuary and the sea. The original bungalow is thought to date to the 1930s and is of traditional construction with principally rendered elevations under a tiled roof. It has been significantly enhanced with timber-clad dormers on the front and rear, as well as being heavily insulated while the works were being completed resulting in the efficient and relatively low-maintenance home we find today. It also benefits from underfloor heating to the ground floor, double glazing and stunning aluminium sliding doors which let in floods of light throughout the property.

On entering the house you are greeted by a spacious hallway with a large cloaks cupboard and your eyes are immediately drawn to the views through French doors opening onto the balcony. This opens into the stunning kitchen/dining room which has been expertly designed by Axminster Kitchens and offers a large central island with breakfast bar and a venting induction hob, contemporary handleless units under marble tops and integral Neff appliances. The dining space is beautifully bright due to the full-length glass and is the perfect spot to sit and enjoy the sunrises. This is also the case in the sitting room which features an oak floor and a wood burner. Finishing off the ground floor is a family room/fourth bedroom with an oak floor, a utility room and cloakroom.

To the first floor there is a landing with a long window and this gives access to the spacious principal bedroom which has a walk-in wardrobe (which could accommodate an en-suite if desired), two further double bedrooms and the beautifully appointed modern bathroom which has a large shower and bath, heated towel rail and high-quality fittings.

GARDENS & GROUNDS.
Orlanda sits in large gardens which extend to about 0.44 acre and are very private with high hedged boundaries and some wonderful mature trees. The property is approached from the cul-de-sac over a driveway which provides parking for several vehicles. Two pathways descend to the house through a well laid out kitchen garden with raised beds and fruit trees.

The house is geared towards the superb balcony with huge sliding doors leading from the principal rooms. It has a glass balustrade and exceptional views over the grounds and the Axe Valley to the sea and hills. Beneath the balcony is a very useful storage area. The majority of the garden lies to the rear where there is a large area of lawn which drops down to a decked terrace which takes advantage of the evening sun. Another key feature is the fabulous detached studio/home office which is a substantial insulated timber-clad building which would suit a wide variety of uses. This benefits from sliding doors, a wood burner and a shower room.

SITUATION
Set within a sought-after residential area close to the centre of the desirable coastal town of Seaton, Orlanda enjoys an elevated position on the World Heritage Jurassic Coast. From its sunny south-easterly aspect, the property takes advantage of far-reaching views across the town towards the sea, estuary and Axe Cliff, while remaining conveniently placed for Seaton’s excellent range of amenities, long esplanade, beach and dramatic coastline.

Seaton offers a well-rounded selection of everyday facilities, including many independent shops, supermarkets, a doctors’ surgery and community hospital, banking hub, restaurants, sporting facilities and a primary school. The surrounding area is particularly appealing for those who enjoy the outdoors, with the South West Coast Path, Axe Estuary and Wetlands Nature Reserve, and a wealth of scenic walks all close at hand. The renowned Colyton Grammar School, one of England’s top mixed state schools, is also within easy reach on the outskirts of nearby Colyford.

For wider amenities and transport connections, the market town of Axminster lies approximately eight miles to the northeast, providing a good range of shops, schools and leisure facilities, together with a mainline rail service to Waterloo. The Cathedral City of Exeter is around 28 miles away and offers extensive shopping, theatres, an express rail link to Paddington, an international airport and M5 access.

DIRECTIONS.
Travelling easterly on the A3052 coastal road between Sidmouth and Colyford, take the turning at Tower Cross onto Seaton Down Hill. Continue to the bottom of the hill turning left at the junction onto Harepath Road. Take the next left onto Townsend Road and then the next right onto Townsend Avenue. Orlanda will be found after about 50 yards on your right hand side.
