•{tab}Rear Internal Movement – Cracking to the rear of the property has been linked to movement caused by an inadequately supported internal partition. Structural strengthening is recommended.

•{tab}Landing Opening – Cracking above the landing opening has been caused by inadequate structural support and requires the installation of a suitable lintel.

•{tab}Loft Conversion – Cracking within the loft room has been attributed to roof spread resulting from increased loading within the converted roof space. Strengthening works to the roof structure are recommended.

No work has yet been undertaken to remedy the issues but the seller has obtained a full structural survey, which is available in the legal pack. The Structural Engineer considers the defects to be repairable and recommends that the majority of the remedial works are undertaken within 12 months, with the exception of the lateral restraint works to the rear outrigger wall, which can be incorporated into a longer-term maintenance programme.
