Seller insights:
“I fell in love with Holly Barn the first time I saw it. It’s a unique property with so much character and many wonderful architectural features. Originally, Holly Barn was used to store pony traps belonging to the farmer who owned all the barns around here before the buildings were sold for residential conversion. The conversion was carried out beautifully, retaining the original beams and much of the exposed brickwork. The vaulted ceilings upstairs are particularly impressive and really add to the sense of space.
During the five years I’ve lived here, I’ve added the extension, landscaped the garden and had the craft studio installed. The extension – with its study/bedroom, shower room and utility area – is a wonderfully flexible area that could work well for guests, an older relative or even potential letting accommodation, subject to all the usual planning consents, of course. The extension’s connected to the main house by a spacious glazed hallway, which brings in lots of natural light and could also be used as an additional seating area.
The patio area at the rear gets the afternoon and evening sun. It’s a wonderful, secluded place to relax at the end of the day.
One of the many reasons for buying this property was the wonderful location. Ewerby is a very friendly and sociable village, with a real sense of community. There is a church and a village hall, known locally as the ‘Reading Room’, which hosts a variety of events and activities, including a book club. The local pub – the Finch Hatton Arms – is also very popular and serves delicious food.
The village is also close to an excellent primary school, Kirkby la Thorpe, and within a few miles of the girls’ and boys’ grammar schools in Sleaford.
The village is also very dog-friendly, with plenty of walks straight from the doorstep, and the surrounding countryside is popular for horse riding.
The location has been ideal for me. Ewerby is wonderfully peaceful and rural, yet the village is well connected by road and rail. London/Edinburgh train services are available from Grantham, which is just 35 minutes away by car, and Lincoln and the A1 at Newark are also close by.
Holly Barn has been a wonderful place to call home, and I’ve been incredibly happy here. I’ll miss both the house itself and the warm, welcoming community in the village.”
